Renovation of a clubhouse / community center in Park Hill, Oklahoma. Completed plans call for the renovation of a clubhouse / community center.

Description The Cherokee Nation is accepting bids from interested parties for the complete renovation of the modular office space site located at the Durbin Feeling Language Center Campus in Tahlequah, Oklahoma (Cherokee County). Indian Preference applies to all Cherokee Nation requests for bids or proposals. To receive preference, bidder must be TERO certified through the Cherokee Nation Tribal Employment Rights Office; proof of certification must accompany submittals. Successful bidder will be obligated to comply with Tribal rules and regulations and TERO. Contractor will coordinate all billing with the Project Manager. For pre-bid questions, please submit: No Later than Tuesday, January 9th 2024. Bidder/Contractor shall: Include all necessary materials, labor, and equipment to perform all scopes of work within this specification. Furthermore, it is the responsibility of the Bidder/Contractor to understand and account for all conditions, whether specified or implied, within this specification. In the absence of written or implied direction, Bidder/Contractor shall account for and bid the higher/more costly of the interpretation of this specification. All work described below shall be to industry standards as well as all applicable codes. Bidder/Contractor has full responsibility for verifying location of existing underground utilities and will be liable for any outage or damaged caused by failure to safely excavate or locate. Cherokee Nation Planning and Development department will hold final discretion for performance of work and completion of contract. Contract shall be made whole with all punch items completed to satisfaction, prior to final billing. Bidder/Contractor shall bid line items, as detailed below for a specific site/location. Three modular buildings Bidder/Contractor shall direct bury Electrical Service Cable in Conduit to all three modular buildings of proper size and type for Electrical Utility Service. o Bidder/Contactor shall provide and install a Unistrut Framework with 3 - 200amp meter loops and 3 - 200 amp main disconnects (Location TBD by P&D). o Bidder/ Contractor will provide and install direct bury cable and conduit from meter loop disconnects to each individual building and make all connections to the three modular buildings. o All electrical installation and work shall be performed in compliance to all current code requirements and/or professional industrial standards. Bidder/Contractor shall bid for Installation and connection of Sewage Systems o Bidder/Contractor shall provide and install septic distribution lines from Speaker Services Building, Building "A" and Building "B" and make connections to existing structure as per owner's sketch. (See attachment 'A'. All measurements to be field verified. There is no Septic Tank or Leach Field on this scope.) o Bidder/Contractor shall disconnect and cap existing distribution line on Speaker Services Building and tie into new distribution line after new line and temporary tank is installed. Timing shall be so that there is minimal out of service time possible (Speaker Services Building is currently occupied). o Bidder/Contractor shall provide, make all connections, and install complete Water Line of appropriate size and type as approved by CN-OEH and DEQ. o Sewer lines shall be bedded in with sand or other appropriate bedding material as approved by the owner. Bidder/Contractor shall bid for Installation and connection of Water Systems o Bidder/Contractor shall provide and install water distribution lines for Building "A" and Building "B" and make connections to existing water line located at the Speaker Services Building (See attachment 'A' for reference only. All measurements to be field verified.) o Water lines shall be bedded in with sand or other appropriate bedding material as approved by the owner. Bidder/Contractor shall bid for Repairs to Siding, for all three buildings o Bidder/Contractor shall provide, replace, and install any damaged, missing, or defective existing siding. o Bidder/Contractor shall install new siding to match existing and to cover exposed structural wood frame base then trim out accordingly. o Bidder/Contractor shall make siding, trim, soffit & facia ready for paint/ finish. o Bidder/Contractor shall paint all siding, trim, soffit, and Fasia with minimum two (2) coats of exterior grade paint. Color to be approved by owner. Bidder/Contractor shall bid for Repair, Replacement, or Install Seamless Rain Gutter and Downspouts o Bidder/Contractor shall provide new seamless gutter and downspouts for the buildings without existing gutter and downspouts. o Existing Gutter and Downspouts shall be repaired or replaced as needed and downspouts will be extended to ground level with proper discharge chute. o All Gutter and Downspouts shall match existing color and style. Bidder/Contractor shall Repair and/or replace where necessary any damaged Roof Sheets o Any torn or cut roof sheets will be replaced with new, color-matching roof sheets of same style and design. o Bidder/Contractor shall replace all pipe jacks at all roof penetrations. o Bidder/Contractor shall replace any damaged roof trim, valley, rakes, ridge, and fascia metal. Color to match existing. Bidder/Contractor shall Replace ALL existing Storm Doors on all three Buildings o Bidder/Contractor shall install all new storm doors with appropriate type to match existing color and style of building. o All new Building Storm Doors will swing to the appropriate direction so as not to cause an obstruction to enter/exit facility.
