Remodeling of a municipal facility in Anoka, Minnesota. Completed plans call for the remodel of a 6,321-square-foot, two-story above grade municipal facility.

The project consists of the construction of office support spaces. The work of this single prime contract includes interior finishes and mechanical and electrical systems. Work under this Contract includes: a. Interior Finishes: 1) Insulated gypsum board/metal stud partitions. 2) Floor finishes of carpet and porcelain tile. 3) Wall finishes of vinyl wallcovering and porcelain tile. 4) Ceiling finishes of acoustical lay-in tile. 5) Plastic laminate casework, HM frames, aluminum storefronts, wood doors, hardware and glazing. b. Mechanical Systems: 1) Plumbing including, supply and waste piping systems, piping insulation and plumbing fixtures. 2) Ventilation to include VAVs, ductwork and duct insulation. 3) Temperature control system modifications. c. Electrical Systems: 1) Electrical conduit and wiring. 2) Interior lighting. 3) Low voltage work to include: Data cabling. 4) Fire alarm. 3. Work self-performed by the owner includes: F. Keep Architect fully informed about progress of the work, performance of the work and potential problems. 1.02 WORK BY OWNER THROUGH OTHER CONTRACTS A. General: Cooperate fully with separate contractors so work on those contracts may be carried out smoothly, without interfering with or delaying work under this Contract. Coordinate the Work of this Contract with work performed under separate contracts. B. Future Work: Owner will award separate contract(s) for the following additional work to be performed at site after Substantial Completion. Completion of that work will depend on successful completion of preparatory work under this Contract. 1. Furnishings and movable equipment. 1.03 OWNER OCCUPANCY A. Owner intends to continue to occupy adjacent portions of the existing building during the entire construction period. B. Cooperate with Owner to minimize conflict and to facilitate Owner's operations. C. Schedule the Work to accommodate Owner occupancy. 1.04 CONTRACTOR USE OF SITE AND PREMISES A. Construction Operations: Limited to areas noted on Drawings. 1. Locate and conduct construction activities in ways that will limit disturbance to site. 2. Contractor is to visit site and be familiar with existing conditions. Contractor will be required to accept existing conditions on site prior to mobilizing. 3. Conform to City's noise control regulations, including limited hours of construction operations.
