The work includes renovations to convert the North wing of the existing High School to a Middle School located at 1111 S B Avenue, Washington, IA 52353. Interior work will include reconfiguration and renovations to the classrooms, fitness room, gym, serving kitchen, choir room, restrooms, and administrative office spaces. Work will include asbestos abatement, concrete replacement, steel reinforcement, masonry, framing, drywall, painting, flooring, tile, kitchen equipment, sprinkler systems, plumbing systems, HVAC systems, and electrical systems. Exterior improvements include an addition to the administrative office area and replacement of exterior doors, windows, and facebrick veneer. Contracts: Construction work will be provided through separate prime contracts for the following packages of work: Bid Package # Description: 1 Sitework, Site Utilities, & Landscaping 2 Concrete Foundations, Floors, & Pavement 3 Structural Steel & Erection 4 Masonry 5 General Trades 6 Glass & Glazing 7 Roofing & Sheet Metal 8 Flooring & Tile 9 Fire Sprinkler 10 Plumbing & HVAC 11 Electrical, Communications, & Technology 12 Asbestos Abatement 13 Kitchen Equipment 14 Selective Demolition Bids must be on a lump sum basis. Work to commence on or about June 10th, 2024 and be substantially complete in accordance with the Construction Manager Master Schedule contained in the Project Manual. Notice of Award will be issued within 45 days of the receipt of the bids. Construction Period: Approximately 9 months No bid may be withdrawn for a period of 45 calendar days after the date of the scheduled closing time for the receipt of bids. All bids shall be accompanied by a bid security in a separate sealed envelope, in the amount not less than five percent (5%) of the bid submitted, including alternates, as allowed by Section 26.14A of the Iowa Code. The lowest responsible bidder(s) will be required to furnish satisfactory Certificates and Policies of Insurance, Labor and Material Payment Bond and Performance Bond in the amount of 100% of the contract amount, and any other documents as stated in the Construction Documents. The Washington Community School District reserves the right to reject any and all bids, to waive informalities and technicalities, and to enter such contracts as it deems in the best interest of the District. It is the intent of the Owner to award a contract or multiple contracts to the lowest responsible, responsive bidder provided the bid has been submitted in accordance with the bidding requirements.
