Renovation of a multi-residential development in Ottawa, Ontario. Design plans call for the renovation of a multi-residential development.
Building Envelope Renewal to address current levels of deterioration to the exterior walls, balconies, roof assemblies, windows, and doors by renewing and/ or rehabilitating. Improve future performance by incorporating durability improvements in new designs, modernize building aesthetics. Phase 1: Replace the exterior brick wall assembly at the top four (4) floors throughout the building with a new lightweight insulated cladding assembly. Locally repair steel stud framing. Locally repair brick wall assembly at remaining areas to remain. Replace existing stucco wall assembly, all windows, balcony doors, and exterior entrance/ exit doors & sloped metal roofing assemblies. Repair and rehabilitate concrete balconies, replace or restore existing balcony guards. Phase 2: Replace all existing flat roofing assemblies. TIMELINE: An RFP for design has been awarded. Design is underway. Project will be tendered for construction in 2 phases in fall 2024 & summer/fall 2026. *Budget is undefined.
