Renovation of a residential development in Lowell, Massachusetts. Completed plans call for the renovation of a residential development.

Envelope Replacement and Bath Ventilation. Envelope Replacement & Bath Ventilation. Work includes new siding, windows, exterior doors, insulation upgrades, new roof, bath fans and exterior repairs. The Goal of the project is to remove the existing roofing, windows, and siding and install resilient replacements that meet current energy code and are easy to maintain. Improve the ventilation in the bathrooms. The Scope of the project includes, but is not limited to: Remove existing roof shingles, felt, and any rotted sheathing and roof framing at both the gabled roof and flat roof. At gabled roof, install new sheathing where needed, air/vapor barrier, and architectural shingles. At flat roof, install new framing and sheathing as needed; install new air/vapor barrier; replace the existing tapered insulation and add thickness to the existing flat roof; install light colored EPDM membrane. Install new gutters and downspouts with splash guards to direct rain water away from the building. - Remove existing windows and trim and all rotted framing; replace all rotted framing and install new bucks, windows and trim, including exterior and interior. -Remove existing vinyl siding, vinyl trim, rigid insulation, and sheathing in their entirety. Remove rotted framing and replace. Remove old and failing insulation, and replace with new to meet current energy code, and includes rigid insulation and/or blown-in insulation. Install new sheathing, air/vapor barrier, insulation, and fiber cement siding. Install new composite vertical trim and horizontal water table trim board. -Install bath fans at the two full bathrooms and at the two powder rooms including ductwork. Lower ceiling as required. -Designer will prepare for submittal with the 100% CDs, the EOHLC one page template document for "Notification to Residents on Upcoming Construction." The document will be posted on the Design Guidelines webpage for the consultant's use. Designer to use the most current version. -New exterior doors and storm doors. -New mailboxes and house numbers to be provided by LHA, installed by G.C. All bids must be accompanied by a bid bond in the amount of 5% of the total bid price. All bids submitted in response to this Invitation for Bids will be evaluated and awarded in accordance with the provisions established under M.G.L. c. 149. Vendors will be required to abide by the guidelines established under this statute. This contract is subject to the Massachusetts Prevailing Wage Rates, DCAMM and OSHA Certifications. The LHA reserves the right to amend or cancel this IFB, accept or reject any and all bids and waive minor informalities. Estimated Cost $222,387.86 The participation goals for this project shall be 15.3% for minorities and 6.9% for women. Question Deadline 01/24/2024 Q/A Online. Bidders requiring clarification or interpretation of the Contract Documents shall make a written request to the Architect. The Architect will answer such requests if received seven (7) calendar days before the date for receipt of the bids. Completion- 90 consecutive calendar days
