Hall County, Georgia, Board of Commissioners, (Herein "County" or "Owner") is seeking qualified contractors to provide Hall County Courthouse Parking Garage Repairs - Phase II (Herein "Garage") located at 225 Green Street, Gainesville, Georgia 30503 (herein "Services"). The County seeks to award one (1) contractor to perform the Service. The property consists of an existing parking garage located at 225 Green Street in downtown Gainesville, Georgia. The garage has five (5) parking levels (decks) with entrances/exits on the north and south elevations. The garage was constructed in 1980 of precast and cast-in-place concrete, with an addition constructed circa 2000. As part of a long-term maintenance initiative, Hall County previously engaged ECS Southeast, LLC (Herein "ECS") to visually assess the garage to determine its current condition, prepare the Scope of Work and provide drawings. ECS will also aid the County in project management. PROJECT SCOPE OF WORK 2.1 The Contractor shall provide all labor, material, tools, equipment, and supervision necessary to complete the parking garage repairs as specified herein and as indicated on the drawings in accordance with the enclosed specifications. 2.2 Quality Assurance. Parking garage plans, detail drawings, and specifications are provided for your review and use. Contractors are responsible for field verifying garage dimensions, details, and conditions. Bidders must be in the regular business of providing similar Services, be licensed, insured, and bonded to do so in the State of Georgia. A Bid bond is not required. Please refer to the stamped "Attachment 1 - Parking Garage Repair - Phase II Stamped Drawings" developed by ECS, dated October 2023, for repair details and the approximate locations of the repairs to be performed. B. Complete concrete repairs on the elevated levels and the slab-on-grade of the garage as identified by visual observations. C. Rout and seal cracks in concrete on the elevated level that are greater than 1/16". D. Remove and replace existing sealants in the cracks previously routed and sealed, including cove base at the garage perimeter. E. Remove and replace all sealants throughout the garage. F. Inject epoxy at locations of cracked double tee flanges and webs. G. Inject grout at locations of leaking cast-in-place concrete wall cracks at Level 1. H. Install V2 composite biscuits at failed shear plates at plank-to-plank connections. I. Removal and replacement of damaged nosing along existing expansion joints J. Replace drain caps as required. K. Clean and paint exposed steel bearing plates at beam-to-column and plank-to plank connections. L. Clean and paint double tee connectors throughout the garage as exposed during the sealant replacement work. The Contractor shall provide all labor, material, tools, equipment, and supervision necessary to complete the parking garage repairs as specified herein and as indicated on the drawings in accordance with the enclosed specifications. 2.2 Quality Assurance.
