Renovation of a multi-residential development in Jacksonville, Florida. Completed plans call for the renovation of a multi-residential development.
The Jacksonville Housing Authority (JHA) is seeking the services of a qualified licensed contractor to perform bathroom floor replacement and subfloor repairs per the scope of work listed in this QSP for our property, Blodgett Villas, located at 1301 Davis Street #6002, 630 W. 4th St.#2701, 670 W. 4th St. #3502 Jacksonville, FL 32209. Scope of work: o Remove existing plywood floor down to floor joist and dispose of debris. o Remove the existing tub surround and replace it with a new 1/2 " moisture and mold-resistant gypsum board. o All waste material must be taken from the site and disposed of by the contractor. o The site is always to remain clean and safe. o All work shall be done in an excellent workmanship-like manner consistent with industry standards. o Install tub surround with new Bright White 4-1/4 in. x 4-1/4 in. Ceramic Wall Tile from tub to ceiling. o Install new 3/4 " plywood flooring over the floor joist new plywood flooring to continue under the tub area. o Install new Backerboard 1/4-inch-thick sheets, drive backer board screws every 6-8 inches in the field and perimeter, and position the screws no more than 2 inches from the edge, Over 3/4 plywood flooring. o Install new 12x12 anti-slip matte white ceramic floor tile with matching ceramic base and marble threshold. o The contractor will be responsible for Repairing all drywall damage caused by the demolition of flooring and removing fixtures. o The contractor is responsible for supplying and installing 1 Ea. China Soap dish and towel bar in bath surround area and 1Ea. Towel bar, toothbrush holder, soap dish, and toilet paper holder in the bathroom area. o Install new Briggs ADA toilet 4328 Bowl 4450 Tank, associated plumbing stops, supply lines 1/4 , bends flange, etc.... o Install new steel porcelain tub with associated plumbing overflow, mixing valve, Showerhead, and complete trim package. The tub spout shall be copper or galvanized. o Install new all-wood 24" vanity with cultured marble top, faucet to be Delta 2 handle style. o Preparation for Painting: The contractor shall sand, patch, and repair any existing damaged drywall, doors, and frames, including but not limited to existing paint runs, holes, dents, and other imperfections, and wipe down all walls to remove dirt and grime before priming walls for paint. o Prime and paint all bathroom surfaces, ceilings, doors, jamb, and high gloss white enamel walls. o Any ceiling removed to accomplish plumbing will be repaired and painted to match the existing Pre-bid Conference: No JHA Reservation of Rights: The JHA reserves the right to: Reject any or all quotes, to waive any informalities in the QSP process, or to terminate the QSP process at any time if deemed by the JHA to be in the best interest of the JHA; Terminate a contract awarded pursuant to this QSP at any time for its convenience upon delivery of a 10-day written notice to the apparent or successful quoter; Determine the days, hours, and locations that the successful quoter shall provide the items or services called for in this QSP; Reject and not consider any quote that does not, in the opinion of the CO, meet the requirements of this QSP, including but not necessarily limited to incomplete quotes offering alternate (not including "or equal" items) or non-requested items or services. All work will be on the 2nd floor only; any damage or debris caused by construction on the 1st floor shall be the contractor's responsibility. All work shall comply with local, state, or federal building regulations. The contractor shall have five business days per unit to complete the project. After five business days, the contractor will be assessed $150.00 daily for liquid-dated damages. Question Deadline 01/25/2024 at 2:00 PM ET
