* No bid amount to be released for publication. The Region of Niagara / Niagara Regional Housing (NRH) has recently acquired 4 acres of land in St Catharines Ontario located at 320 Geneva Street. The overarching Concept Plan for 320 Geneva Street encompasses the entire site with a proposed layout delineated into three distinct development phases. This RFP pertains specifically Phase 1 of this development: Phase 1 involves the construction of a single 4-storey building accommodating 49 bachelor units. Within this building there will be 36 Bridge Housing Units (spread across 1st, 2nd, and 3rd floors). Bridge housing is a progressive short-term housing program aimed at addressing individuals' needs by recognizing their trauma, overcoming barriers, and connecting them with necessary support systems for securing housing. This program fosters community integration and provides a supportive foundation for achieving sustained permanent housing. In addition to bridge housing units, there will be 12-14 permanent supportive housing units located on the 4th floor. Permanent supportive housing offers direct case management and on-site support, tailored for individuals experiencing chronic homelessness with complex needs. Phase 1 will include the development of a surface parking area that accommodates accessible spaces, residential parking, and designated spaces for support staff and visitors. Surface parking for Phase 2 of the broader 320 Geneva Street concept that consists of affordable housing units that are owned and operated by NRH and 3 will need to be considered when completing this design.
