Demolition, site work and renovation of a residential development in Chadds Ford, Pennsylvania. Working plans call for the demolition of a residential development; for the renovation of a residential development; and for site work for a residential development.
The goal of the project is the exterior restoration of the historic John Hope House, located in Pennsbury Township, Chester County, Pennsylvania. The John Hope House is an early 19th-century residence with multiple later additions. Restoration work shall be bid and performed as a single phase. The general scope of work includes, but is not necessarily limited to, the following: Demolition of non-historic additions, including floor slabs; Removal of existing stucco to expose historic masonry as indicated; Removal of CMU and brick masonry infill as indicated, replacement of infill with fieldstone masonry to match existing; Cleaning of stucco residue from historic masonry by proprietary low-pressure abrasive blasting; Raking and repointing of deteriorated mortar joints in fieldstone masonry with lime-based mortar as indicated; Full demolition of existing masonry chimney mass in east side of attic and construction of two new false chimneys as indicated; Modification of door and window openings in historic masonry, including installation of structural steel and wood headers as indicated; Replacement of existing exterior wood cornice and bargeboards; Construction and installation of wood basement bulkhead enclosure; Masonry waterproofing at selected locations as indicated; Removal of existing wood shingle roofing and installation of new wood shake roofing; Replacement of flashings, pole gutters and downspouts; Installation of elastomeric sealant and flashings at window and door openings as indicated; Replacement of wood windows as indicated with new custom-sized manufactured wood windows; The John Hope House is a small historic two and one-half story stone house. The project includes demolition of two wood frame wings and the restoration of two facades involving stone restoration and repointing, limited structural repairs, installation of a new wood shingle roof, replacement of wood window frames and sash, and replacement of a wood door frame and door. Related sitework will be executed separately by Township personnel. No mechanical, electrical or plumbing work is required. The project is expected to be completed between April and July of 2024. Bidders will be required to demonstrate experience and proficiency in the restoration of historic buildings listed on the National Register of Historic Places. The project site is located at 100 Hickory Hill Road, Chadds Ford, PA 19317, Chester County UPI No. 64-3-85.2. Potential bidders must attend the conference to be qualified to bid on the project. The project is subject to the Pennsylvania Prevailing Wage Act and the general prevailing wage rates and benefits as determined by the Pennsylvania Department of Labor and Industry must be paid to all workmen employed in the performance of the contract; and the bid amount must be based on payment of prevailing wages. The successful bidder will be required to provide both a performance bond and a payment bond in the amount of 100% of the contract amount.
