Renovation of a residential development in Boulder, Colorado. Completed plans call for the renovation of a 132,550-square-foot residential development.
Introduction: The University of Colorado Boulder will release an RFP in February 2024 for the renovation of Farrand Residence Hall (Farrand). The project will be delivered through a Design-Build GMP contract. Please reference State of Colorado contract documents SC9.0 and SC9.1 found at website. Process: University of Colorado Boulder intends to select a Design-Build Entity who will design, manage and construct the projects as described within. The process to be used in the selection of the firm is comprised of two steps: STEP I: Submittal of Prequalification STEP II: Oral Interviews/Cost Proposal - from shortlisted firms only The shortlisted Design-Build entity with the best combination of qualifications and cost in the final ranking will be considered for contract award. Project specific designs are not required at the RFP stage. Minimum Qualifications, Owner Project Requirements, Anticipated Cost, Scope of Services, Scoring Weights, and Schedule will be provided in the RFP. The intent of the RFP is to award the Farrand Renovation project to one Design-Build entity. Initial Description of Project (subject to clarification in RFP): University of Colorado Boulder is proposing an extensive, comprehensive renovation of Farrand, located in the heart of Main Campus. The building architecture (circa 1948) is integral to the charm of the campus core character. The proposed project will renovate the interior of 132,550 GSF (~80,540 ASF) building. Scope will modernize residence rooms (~400 beds) and academic space, renovate commercial kitchen and dining spaces, add all user-public restroom and outside-the-unit community space. Project will repair the building exterior, replace doors and windows, upgrade the building envelope, and improve site to meet required ADA accessibility codes. Includes selective/systems demolition and abatement, replacement of building systems, install cooling, install air handling units, upgrade utilities to convert steam system to low temperature hot water, and comply to modern building codes and fire protection standards. Construction start - June 2026, substantial completion - May 2028, final completion/demobilize June 2028.
