Roof Replacement Projects Question Deadline 04/25/2024 at 5:30 PM CT All inquiries about this RFP must be submitted in writing by emailing the Purchasing Department at: purchasing@leaguecitytx.gov. Proposals sent via courier must be sealed in a separate envelop inside of the mailer. Mark envelope/package: 24-031 Roof Replacement Projects (RE 1705) The City of League City is soliciting proposals from qualified roofing contractors to replace existing roof(s) as indicated below. Existing roof(s) include TPO, Shingles, and Single Ply. This contract will encompass a coordinated effort between City Project Management Personnel, suppliers and other stakeholders involved in the project. The quantities in the Request for Proposal are estimates based on previous usage. These estimates are for acquainting the proposer with probable quantities to be expected during the contract term. These estimates are not intended to set forth minimum or maximum quantities on this A bid bond of 5% of the total amount proposed is required for this project. Performance and Payment Bonds are required at the time the contract is executed by the awarded bidder. Deadline for Submitting Questions: Thursday April 25, 2024 @ 5:30pm Scope (vehicle maintenance & community center flat roof) 1. Remove existing roofing material down to a suitable substrate for new roof system installation. 2. Remove all abandoned curbs and penetrations and patch desk using like materials 3. Install a polyisocyanurate insulation (approved R-Value by the city building dept) mechanically attached using HPV plates and fasteners. 4. Install a new 60 mil TPO roof system mechanically attached using HPVX plates and Fasteners or equivalent. 5. Remove all loose material and trash from roof surface before installation of new roof system begins. 6. Remove vertical roofing material at all parapet walls before installation of TPO on walls. 7. Include all TPO related flashings, accessories and drip edge. 8. Install a 24-gauge TPO-coated scuppers at all existing scupper locations. 9. Install new 22-gauge continuous cleat, and 24-gauge prefinished coping at all existing coping locations. 10. Install new 22-continuous cleat and 24- gauge prefinished edge metal at all existing perimeter edges. Install new treated wood nailers to match thickness of new ISO insulation board. 11. Replace all bellows-type expansion joints. 12. Replace all missing drain hardware and strainers. 13. Install elastomeric coating on all A/C ducts in necessary areas. 14. Provide an English-speaking supervisor on-site at all times. 15. Provide Windstorm inspections and certification to conform to state standards. 16. Provide a dumpster on jobsite, approved by the city 17. Provide a portable restroom on jobsite if necessary. 18. Provide barricades around all material and supplies. 19. Provide a Two-Year Workmanship Warranty. 20. Provide a Fifteen-year Manufacturers Warranty. Scope (Community Center shingles) 1. Remove existing roofing down to wood decking and properly disposed of. 2. Inspect wood decking and replace any damaged or bad decking. Provide an allowance of up to 5 sheets, any additional sheets. The City will do a change order. 3. Furnish and install upgraded synthetic felt over entire roof system. 4. At valleys, furnish and install 40 mil self-adhering Ice and Water shield underlayment. 5. Furnish and install new 30-year hand nailed architectural shingles in accordance with manufacturer requirements. 6. Furnish and install new Factory Hip and Ridge shingles in accordance with manufacturer requirements. 7. Furnish and install pre-finished drip edge metal at perimeter of building where needed. (Color chosen by owner) 8. Properly strip in all existing roof penetrations and provide new bullet pipe boots. 9. Remove and dispose of all trash and debris from project site. 10. Issue a 2-year workmanship warranty. D. Sites 1. Vehicle Maintenance - 1555 Dickinson Ave. 2. Community Center - 400 S Kansas St. (Middle of building, with options for the entire)
