Renovation of a residential development in Pensacola, Florida. Completed plans call for the renovation of a residential development.

General Contractors that are licensed, insured, and in good standing with the County are eligible to bid on the attached scope; partial competitive bids for specialty items limited to roofing and septic/sewer services will also be accepted. Question Submission Deadline: January 25, 2024, 1:00pm contact Scott Sanchez, NED with questions, 850-595-0827, jssanchez@myescambia.com PROJECT SCOPE OVERVIEW: SHIP Rehabilitation of an owner-occupied single-family residence to make homes safe and sanitary within the provisions of federal and state laws, county ordinances and the SHIP repair program. Rehabilitation of the home will include the following tasks as outlined below. If additional tasks beyond those included in the bid are discovered, then additional funds may be allocated for additional tasks pending written approval from the county. There is no federal funding on this project. WINDOWS: Replace the existing windows and patio door slider with new single-hung vinyl impact windows as per Escambia County code. These units are to be complete with trims, impact ratings, screens, and low-e glass. ROOFING: Remove existing roof covering to the decking and replace any deteriorated or damaged decking with like kind and quality of existing materials. Repair or replace any damaged roof framing to include rafter tails, rafters, and barge rafters. Refasten and certify decking attachment. Install a peel and stick underlayment water barrier. Replace existing drip edge with new metal drip edge. Install 30-year shingle roof on main roof as per manufacturer's specifications. Install a self-adhering modified bitumen roof system to any low sloped areas. Install new slant-back vents. Replace gas vent caps and flashing as required. Replace all boots with new lead or EPDM and metal boots. Install new shingle over ridge vent. All work is to be completed as per Escambia County Building Code. Budget 200 square feet of decking replacement. Trim any trees over hanging roof to clear roof by approximately 10' and remove all debris from site and add hurricane rated straps along the eaves. EXTERIOR DOORS: Replace rear garage entry door unit with hurricane rated metal clad insulated 6 panel door units with thresholds, weather stripping, trim, caulk and painted as per Escambia County Building Code. Entry doors are to have peep holes. Install new dead bolts and lock sets that are keyed alike on all new exterior door units. INTERIOR CEILING DRYWALL: Repair all ceiling surfaces that are damaged. Match the existing textures as best as possible and repaint. ELECTRICAL: Re-wire as needed or required to conform to the national electrical code as per Escambia County Electrical Code. This may require additional switches and outlets to be added if the existing space does not meet code requirements. A new meter base/power pack and riser may be required. A new breaker panel may also be required. Install disconnects at equipment and appliances. All smoke detectors shall be hardwired with battery back-up. All receptacles, switches and cover plates shall be new devices. All existing and new appliances will have new pigtails installed to match new receptacles. All fixtures shall be LED or have led light bulbs installed. Repair drywall damage from rewiring and paint to match as close as possible. Blocking for ceiling fans will be required and a separate switch is required to operate the fan and light kit at all locations where are fans installed. Install a new doorbell at entry. MECHANICAL: Install a new matching HVAC system, including the condenser and handler as per Escambia County code. The existing ductwork is said to be in good working condition, inspect and repair as needed. Return air grill is to be removable filter type with filter installed. This unit must meet state energy efficiency rating guidelines. Install a new digital thermostat control. Mechanical Contractor to provide NED with a Manual J to support unit size installed. PLUMBING BATHROOM: Replace the tub, toilet, and vanity sink. Install all new 1/4 turn brass valves on fixtures and new braided supply lines to the toilet and sink as required per Escambia County Code. Replace the tub with a paneled wall tub unit. Repair surrounding areas and replace the tub faucet with a new tub/shower valve set. Install a new vanity sink and faucet with a pop-up drain. Install a new comfort height, elongated toilet with a new floor flange and wax ring. Replace any old piping and fittings with new and per Escambia County Code. CABINETRY: Replace the existing vanity cabinet with a new, all-wood, cabinet to match existing configuration. Include all cabinet hardware, knobs, and trims for a complete and proper installation. Replace the existing countertop with square-edge laminate tops, including 4" side and back splashes to match the existing configuration. GARAGE DOOR: Remove the existing garage door and install a new unit with an opener. This opener is to have a light, an activation button at the entry door and a remote control. FLOORING: Remove existing flooring and prep floors. Install new LVP floor per manufacturer's instruction, include a moisture barrier as needed. Pattern and color are to be determined by the homeowner. Include matching transitions strips where needed, any missing base molding and install new shoe molding. Then caulk and paint the trim.
