Renovation of a multi-residential development in Chattanooga, Tennessee. Completed plans call for the renovation of a multi-residential development.
A brief description of the Base Bid Work covered by the Contract Documents is provided below. Alternates, if any, are described elsewhere. The project involves structural foundation and exterior repairs to the Lockmiller Apartment Complex. The apartments consist of 3 floors of apartment (residential) occupancy. The repairs include addition of helical piers to the outside of the building exterior wall and balcony column spread footings and repairs of exterior balcony column bearing plates. The Work sequence required, if any, is provided below. Helical piers and foundation repairs must be complete before balcony column bearing plate repairs. Phasing of the Work required, if any, is described in the table below. Commencement and completion requirements are stated elsewhere. "All" Work includes general mobilization, administration, demobilization, and other portions of the Work that are not otherwise assigned to a Phase. Questions: Bidders shall submit questions about bidding documents to Designer in writing. Replies will be issued to Bidders of Record by addenda and will become part of Contract Documents. Designer and Owner will not make oral clarifications. Questions shall be received by Designer at least six calendar days before bid opening date. Normal practice is that no addenda affecting pricing will be issued less than three calendar days before bid opening date. Bid Security is required in the amount of five percent (5%) of total amount of bid, including alternates, in the form of a Bid Bond or check (certified or cashier's) made payable to State of Tennessee. Presentation of Agreement form by Owner to Bidder for signature does not constitute award of Contract. Contract shall not be considered awarded until Bidder has received a fully executed Agreement. If the initial Contract Sum as awarded exceeds $100,000, the successful Bidder shall provide Contract Bond in an amount of 100 percent of Contract Sum and in accordance with the requirements and form. The successful Bidder shall furnish, if applicable, a Three Year Roof Bond in an amount stipulated on the Bid Form and in accordance with the requirements and the form. Liquidated Damages Time being of the essence, Contractor further agrees to accept conditions for Liquidated Damages in the amount set forth in Contract Documents for each calendar day in excess of allotted time for Substantial Completion, or approved extension thereof, parties agreeing that the amount of damages resulting from delay would be uncertain and difficult to prove, and further agreeing that such Liquidated Damages set forth in the Owner-Contractor Agreement are a reasonable estimate of those damages which could result from delay. If a portion of the Work is certified Substantially Complete, the amount of Liquidated Damages applicable to the remaining Work may be reduced by Written mutual agreement. Secondary Liquidated Damages shall be twenty-five percent (25%) of that originally required by the Contract Documents, and shall accrue until such time that Work has been completed and the Contract fully performed if: .1 the time for completion stipulated in the Certificate of Substantial Completion has passed; or, if no such time was stipulated, then 30 calendar days has passed following the certified date of Substantial Completion and; .2 the Contract Time, including approved extensions, plus 30 calendar days, has passed. ALL Notice to Proceed for All Work 77 Days $1000 Per Day The method of Contractor Selection has not been Determined at this time.
