Renovation of a fire / police facility in Wellesley Hills, Massachusetts. Completed plans call for the renovation of a fire / police facility.
Roof Replacement- Wellesley Fire Department Headquarters: Replacement of low slope roofing system, HVAC and Masonry work as required for new roof, according to the plans. Estimated Cost : $508,000 The Project consists of but not limited to: The project scope consists of roofing replacement and repairs. The intent is to provide a sound roofing system that is leak free and weathertight. At project completion, Contractor shall provide a written guarantee that covers all defects in workmanship and materials for a period of two (2) years from date of acceptance, and a roofing system manufacturer's thirty (30) year system warranty that is PV ready per code. General Bidders are to be DCAMM certified in Roofing (Prime). The Roofing Contractor shall be the General Contractor. The general scope of the construction work is as follows: Re-roofing of the existing low-sloped roofing systems utilizing a "tear-off" application. A new adhered EPDM, roof membrane system (90-mil minimum thickness) is specified and detailed complete with a manufacturer's 30-year full system warranty. Associated Repair Work Items include: (A) Straighten out tipped vent pipe; (B) Replace deteriorated pipe insulation; (C) Install vent pipe extensions so as to maintain 18" height off the finished roof surface; (D) Raise roof to wall expansion joint through wall flashing height; (E) Sawcut deteriorated mortar joints and wash heavily stained brick masonry; (F) Remove and replace deteriorated sealant control joints; (G) Replace roof drain bowls and install drain markers; (H) Install safety railing around any serviceable rooftop penetration that is located less than 10 feet from roof edge and at stair tower; (I) Replace deteriorated insulation and duct and waterproofing membrane, install metal cap on top of ductwork; (J) Replace all exposed sleepers with rubberized sleepers; (K) Install walkway pads around all serviceable roof top equipment and as indicated in the drawings; (L) Remove abandoned pitch pocket; (M) Replace gooseneck covers; (N) Install rubberized pavers at the bottom of the shingle roof area; (O) Install gutter and downspout above heavily water stained brick masonry; (P) Performed temporary electrical and mechanical disconnects to rooftop equipment as required to accommodate increased insulation heights; (Q) Modify existing emergency overflow scuppers to accommodate the increased insulation heights; and (R) Repair and/or replace any deteriorated steel roof decking; (S) Install new exhaust fans and curbs where indicated in the drawings; (T) Remove and replace air conditioner unit; (U) Temporarily disconnect and relocate ductwork to allow for masonry work to be completed and reinstallation once work is completed
