Renovation of a residential development in Morrisville, North Carolina. Conceptual plans call for the renovation of a residential development.
Any requests for clarification or additional information regarding this RFQ shall be submitted via email and be directed to attn: Troy Green, Capital Project Manager at: tgreen@townofmorrisville.org The Town of Morrisville (Town) wishes to contract with an Architectural and/or Engineering firm (consultant) specializing in historic preservation renovations to assist with design, bidding, and construction administration of the Pugh House renovation. This project is being funded by the American Rescue Plan Act of 2021 (ARPA) funds and must follow its criteria. Experience with federally funded projects is highly encouraged. The following outline scope of services is intended to provide the proposers an overview of the minimum services required for this project. The consultant shall provide the following scopes of services: Conceptual Design Phase A. Inspect the current condition of the structure(s) and surrounding property. Recommend any further due diligence, if required, i.e., additional asbestos survey, lead paint survey, termite inspection, etc. B. Evaluate 3 conceptual options for renovating the structure(s) for another use, most likely some sort of Town or Public function and not as a private development or residence. Develop a conceptual scope of work and assist with cost estimating the options using the Town's 3rd party cost estimator. Minimum of one option should maintain the historic preservation features of the building. Preservation features should be confirmed and realistic in scope and detailed information should be provided prior to the final report. C. The conceptual scopes of work are to include exterior alterations and improvements to support the facilities uses for the following options: i. Conventional interior renovation ii. Historically accurate/appropriate renovation D. Once the conceptual options are complete and reviewed by the Town, prepare a final report and/or set of plans and assist with the preparation of a power point presentation to be presented to Town Council by Town Staff. The presentation shall include appropriate "pros" and "cons" of the options. E. Following feedback from Town Council, next steps may be to revise the conceptual design and/or move into Schematic Design, Design Development, and ultimately Construction Documents. Town Staff may decide to move forward into Schematic Design and then present to Town Council for its input. F. The targeted date for presentation to Town Council is June 2024. The final report and/or set of plans and power point presentation will need to be complete no later than mid-May. G. Note: Schematic Design Development Phase and Construction Document Phase will follow pending approvals. Respondents are required to submit concise responses to this document. Unless specific exception is noted in your response, Respondent shall be assumed to be in agreement with, and will employ, the technical approaches described in the following sections. Submittals shall contain all elements of information requested. Detailed explanations of each technical step are not required. Summarize the approach, highlighting important points that may differentiate your submittal or firm from others. The Town reserves the right to include any part of the selected submittal, either in addition to or in lieu of the specifications contained in this document, in the final contract. The submission should be limited to twenty (20) pages, printed one side, on 8 1/2 " by 11" paper, single-spaced and at least size ten (10) font comparable to Times New Roman or Arial. Fold out pages are not allowed. Front and back covers and transmittal letter are not considered a part of the 20-page submittal. Submissions exceeding the 20-page limitation will not be considered No submittals will be accepted after this time. It is the responsibility of the proposer to ensure and confirm that submittal is received prior to the deadline. *Subject line of email should read: RFQ for Proj.
