PROJECT TITLE AND DESCRIPTION In 2019, Community College of Aurora (CCA) students studied the mobility hardships experienced by members of the CCA community and visitors. The study found CCA Centretech, located at 16000 E Centretech Parkway, Aurora, CO 80011, to be deficient in all four buildings and exterior spaces. In addition, the Colorado Community College System Office conducted a review of the campus and completed a Letter of Technical Assistance to provide feedback on deficiencies in multiple areas including but not limited to, signage, accessible routes, ramps, curbs, and restrooms. The project will address many of the interior and exterior deficiencies listed in the Letter of Technical Assistance, creating a more accessible campus for students, staff, and visitors. Broadly, the work includes bathroom renovations and sloping corrections to exterior sidewalks. The work will take place within and around occupied buildings. It is the expectation of the Community College of Aurora that the work will be complete with minimal disruption to daily operations. The successful contractor shall be extremely skilled in coordination, communication, and schedule management. Furthermore, the selected contractor must lead the coordination of their construction schedule with College Leadership, the Owner's Representative, and other project stakeholders, in order to ensure a successful construction period. This shall include identifying critical shutdowns with durations, preparing notices regarding schedule and shutdowns for CCA to include in messaging to stakeholders, conducting periodic coordination meetings with all project stakeholders, which may also include other contractors on site completing separate scopes of work. MINIMUM QUALIFICATIONS Notice is hereby given to all interested parties that all firms will be required to meet all minimum requirements to be considered for this project. Interested bidders should be prepared to show evidence of the following to be considered as qualified, as a minimum: 1. Provided General Contracting services within the last three (3) years for at least two (2) projects each in excess of $ 5,000,000 (hard costs), utilizing the expertise present in their Colorado Office; and 2. Demonstrated specific General Contracting experience in projects of similar scope and complexity; and 3. Demonstrated bonding capability up to $ 5,000,000 for an individual project coincidentally with current and anticipated workloads; provide letter from surety that affirms this capacity. SCOPE OF SERVICES In addition to performing the work outlined in the contract documents, the successful contractor will be expected to provide the following: o Lead coordination of project schedule with project stakeholders, including College Leadership, Owner's Representative, staff/faculty, and other contractor's performing separate scopes of work on site. o To include conducting periodic meetings to review plan/schedule in order to obtain buy-in from stakeholders. o Provide written notices regarding shutdowns or construction disturbances that the College will share with all stakeholders. o Maintain access to one restroom per gender in each building throughout construction. o Develop phasing plan and schedule in a manner that is most advantageous to the College, being aware of constraints: o Working hours shall be between 6am and 10pm, Monday through Friday. o Weekend work may be allowed upon prior approval by CCA. o Excessively loud and disruptive work is preferred to take place before 8am. The scope of services will include full Construction Contracting Services for the project specified during the process of construction, and warranty period to the State. Specific tasks to be performed by the Contractor include those generally performed by the construction community where the Contractor is the prime vendor to the State. Date Email Questions Due 2/1/24
