Renovation of a mixed-use development in Louisville, Kentucky. Completed plans call for the renovation of a theater / auditorium.

The University of Louisville Procurement Services, on behalf of University Planning, Design, and Construction (UPDC) is requesting bids from a qualified contractor for the modification and upgrade of Auditorium 103 and select restrooms within Ernst Hall on Levels 1 & 2. Contractors are to bid per the contract documents, drawings, specifications, and exhibits included herein (see below). Upon award of the contract, the awarded contractor shall provide a project schedule with key milestones identified, power shutdown requirements, and completion dates. The contractor shall also provide a logistics plan detailing proposed parking and dumpster staging, the extent of the project, the extent of phasing, pedestrian circulation, construction access, and vehicle access to adjacent buildings if applicable. The contractor is responsible for coordinating any shutdown period with Physical Plant Department (PPD) and UPDC. Constructed in 1968, Ernst Hall is a 48,234-square-foot building comprised of three stores and a basement. Ernst Hall is a part of the J.B. Speed School of Engineering, it contains classroom laboratories, the Department of Chemical Engineering, and the Conn Center for Renewal Energy Research. Selective interior demolition o Exterior demolition is required for the proposed landing and ramp. o Interior concrete for under-slab plumbing o Railings and lintels o Rough carpentry - blocking, and furring o New doors, frames, and hardware as noted. o Metal stud framing and drywall assemblies o Acoustical ceiling assemblies as shown. o Painting - partitions, doors & and frames, ceiling grid in the auditorium, railings, and lintels o New flooring and wainscot o Raised access flooring as specified in the auditorium. o Restroom accessories and specialties o Relocation of sprinkler heads to center of new acoustical ceilings o Plumbing and exhaust fan assemblies as per plans and specifications. Plumbing demo as noted. o Re-route mechanical piping and distribution. Mechanical demo as noted. o Electrical demolition as noted, power and lighting, low voltage, salvage, and reinstall WAP. o Site concrete - landing, ramp, and drainage encasement o Asphalt replacement as noted. o Maintaining accessible occupant use will be required. o The University is responsible for removing from the building personal belongings, sensitive equipment, and electronics. o Asbestos Abatement is the responsibility of the Contractor. o Coordination of construction schedule and of construction prep work for the successful inclusion of Owner Furnished Owner Installed (O.F.O.I) equipment and furniture. Questions Due - February 9th, 2024 by 2:00PM, EST. Vendors requesting clarifications to this Invitation to Bid may submit in writing questions for official response by the University. Questions should be sent via email to Evan Riddell (Contract Administrator) at evan.riddell@louisville.edu no later than. The purpose of this meeting is to answer questions pertaining to this solicitation. This meeting is to assure that each potential Bidder has a complete understanding of the scope of work involved. This pre-bid conference is NOT mandatory; however, attendance is highly encouraged and may be the only time a jobsite tour is afforded to bidders.
