I. Scope of Work for Light Construction a. Northeastern State University is requesting proposals from qualified contractors for light interior and exterior construction for all Northeastern State University Campuses; Tahlequah, Broken Arrow and Muskogee Campuses. Selected Contractor(s) are to provide, but are not limited to, multiple divisions or scopes of labor for interior and exterior construction to successfully meet the needs of the University on an as-needed basis during the contract period. b. Light interior Construction will include but not be limited to: installation or demolition of interior framing and gypsum assembly, texture/paint, doors/hardware, trim, flooring, acoustic ceiling assemblies, general labor for clean-up, moves, or events. c. Light Exterior Construction will include but not be limited to: installation or demolition of exterior elements, structures or appurtenances, excavation, concrete forming/placing/finishing, metal fabrication, door or window repair, roof repair, gutter repair/clean out, downspout repair/clean out, strainer basket repair/cleanout, parking lot repair/paint, general framing, siding, grading work, sod install/repair, general outdoor labor for clean-up, moves or events. d. The Contracting firm(s) shall perform construction and aid in execution of projects as directed by Northeastern State University and/or their designee. The service and construction shall be provided in accordance with the highest standards of the industry, skill, workmanship, applicable trade practices, meet warranties and install all work in conformance to all applicable laws, codes and regulations. e. All work performed under this agreement shall be performed by the Contractors regular employees, sub-contracting of work is not allowed without the consent from Northeastern State University and or their designee. f. Due to the need for "On-Call" small construction services, Northeastern State University will require that the contracting firm(s) be able to provide a proposal for the necessary work to the University within 48 hours after request and be able to mobilize for the work within seven (7) business day, materials/equipment allowing. II. Contract Period Contract Period: Starts the date of award to June 30th, 2024 with the option to renew for 4 additional one-year periods. Yearly Renewal: Your contract with the University allows for annual renewals based on the following dates: First Renewal: July 1, 2025 - June 30, 2026 Second Renewal: July 1, 2026 - June 30, 2027 Third Renewal: July 1, 2027 - June 30, 2028 Fourth Renewal: July 1, 2028 - June 30, 2029 III. RFP Submittal Information / RFP must be mailed or hand delivered Received proposals will be opened and read aloud at the Tahlequah Campus in room A117 of the Administration Building located at 601 North Grand Avenue @ 2:00 P.M. CST, on Thursday, February 1st, 2024 for RFP 24-09 Light Construction on-call Services. Proposals received after this due date will not be considered and individual extensions to the due date will not be granted. The envelope shall be addressed to: Northeastern State University Attn: Christopher Gay Purchasing Department 601 North Grand Avenue Tahlequah, OK 74464 All proposals will be publicly opened, recorded, and studied for recommendations to the Owner. Proposals received after this time or more than ninety-six hours, excluding Saturdays, Sundays and Holidays, before the official stated time set for the opening of bids, will not be accepted. No proposals may be submitted, changed, or withdrawn after the time of the opening of the proposals. All late proposals will be unopened and becomes property of Northeastern State University. It is the responsibility of the firm to make sure their proposals is received by the due date and time. IV. Questions a. All questions must be submitted in writing to Christopher Gay at @nsuok.edu (List RFP# 24-09). Deadline for questions is January 29th, 2024 at 10:00.m.
