Renovation of a mixed-use development in North Charleston, South Carolina. Working plans call for the renovation of a educational facility.

As of 2/8/2024, owner had to end up cancelling this solicitation due to a change in the scope of work. It will be rebid in the spring as a summer project. Dorchester School District Two is soliciting bids from qualified firms to provide supplies, equipment and labor to sand and refinish the gymnasium floor at Fort Dorchester High School. Please contact the Procurement Office for a full copy of the solicitation. Question Deadline 01/26/2024 at 4:00 PM ET Questions regarding this solicitation must be directed to Jeff Smith, Assistant Director of Facility Services, in writing via email at Procurement@dorchester2.k12.sc.us no later than and Responses to all questions will be completed and forwarded to all potential offerors by January 30, 2024 The expectation shall be to follow the specifications as previously noted in this scope of work to include cut out and replacement of both keys and replacement of wood with #1 grade maple. The floor must be fully sanded using the above specifications and a full repaint is required. Price shall be turnkey to include wood repairs on both keys, and a full paint job to include full basketball, staining inside of three (3)-point arches, staining in logo area, oversized center court logo, main and side volleyball lining, and agility dots and ladders. See below for the line markings. District will finalize layout with awarded vendor. Gym floor measures 114 ft x 125 ft overall. The gym has wooden entrance ramps that must be sanded and refinished as part of this project. There are six (6) ramps total, two large entrance ramps measuring 11ft x 16ft each, two ramps measuring 8.5 ft x 3.5 ft each and two ramps measuring 3ft x 6ft each. Photos are attached. Mark each part of your bid which you consider proprietary as "CONFIDENTIAL". Bids marked in their entirety as "CONFIDENTIAL" will be rejected. See "Proprietary/ Confidential Information". *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project. The intent of these specifications is to set forth and convey to prospective bidders the general type, character and quality of the services as desired by the District. Any deviations from these specifications shall be clearly noted. Adequate information must be provided to allow the District to evaluate the exceptions. All court painting and striping shall be re-installed as existing. Contractor Minimum Qualifications: Contractor must meet or exceed the following minimum qualifications to be considered for award. 1. The contractor must specialize in the restoration of gym floors and other sport surfaces. 2. The contractor shall have at least five (5) years of experience in gym floor restorations of a similar size and scope.3. The contractor must hold a valid Dorchester County business license prior to project commencement. 4. The contractor shall provide a certificate of insurance showing the District as an additional insured prior to project commencement. Contractor Responsibilities: The Contractor, at a minimum, shall perform the following duties: 1. Provide all labor, equipment, materials and transportation to complete the scope of work. 2. It will be the responsibility of the contractor to insure that all volleyball standard receptacles and covers are in proper working order before refinishing work begins. If devices are not in proper working order, the contractor must notify the District designee before work begins. 3. It will be the responsibility of the contractor to tape and seal all volleyball standard cover plates and any other hardware that is installed on the floor, i.e. switch receptacles, scoreboard outlet covers and boxes. If gym finish is applied to any of the above mentioned devices, it will be the responsibility of the contractor to pay for the repair/replacement of the hardware. 4. The resident athletic director has final approval of play lines, insignias, colors, and designs before work begins. This must also be coordinated with the District designee. 5. Contractor shall conduct a walkthrough with District designee once project is complete to deem if work was completed to the District's satisfaction. Unsatisfactory work shall be corrected within five (5) calendar days of the walkthrough. Sanding: Floors shall be sanded with a heavy power driven sander. For the first cut, the floor shall be traversed in both directions, going with the grain of the flooring using No. 2 1/2 (30 grade) sandpaper. Follow with No. 1 1/2 (40 grade) paper, then with No. 1/2 (60 grade), finishing with No. 2/0 (100 grade). All cuts shall be made with the grain and rough or finish sanding on the diagonal will not be permitted without specific permission from the District designee. Particular attention should be given on each finishing cut to completely remove the coarser grit marks from the preceding cut. Sanding machine shall not be moved more than two boards at a time for each traverse on any of the four cuts. After sanding, a better overall floor appearance is achieved by screen disk abrading the floor with a square buffing machine. On this last cut, use a square floor buffer fitted with fine paper or a fine screen disk, (typically 100-120 grit), and sand the entire floor to blend circular cuts of the disc sander with the drum sander cuts. This additional screening is strongly recommended for pattern flooring. After sanding, contractor shall thoroughly vacuum floor with a heavy duty commercial type vacuum and request inspection by the district before any finishing work is started. Before Sealing: Contractor shall clean entire facility to insure that dust from sanding does not get on the floor after the seal has been applied and request inspection by the District before any finishing work is started. Sealing: All unfinished maple gym floors shall be sealed as soon as possible after final sanding is completed. Thoroughly clean the floor surface prior to applying the first coat of sealer. Using a clean lambswool applicator, apply a liberal and uniform coat of penetrating sealer with at least the minimum coverage buff with steel wool, screenback disk, pad and thoroughly clean.
