Renovation of a residential development in Columbia, Missouri. Completed plans call for the renovation of a residential development.

As of 2/28/24 the project was Awarded to Como Cabanas, LLC Written Questions or Clarifications Regarding Bid Submission Date: Monday, February 12, 2024 Time: 5:00 PM Bid Clarification: Questions regarding this Bid should be directed in writing, by e-mail or fax, to the Agency Accountant, Kayla Grindstaff at bids@bcfr.org. Answers, citing the question asked but not identifying the questioner, will be distributed simultaneously to all known prospective bidders. Note: Written requirements in the Bid or its Amendments are binding, but any oral communications between Agency and Bidder are not. Scope of Work: This project is for carpet to be replaced by installation of Vinyl Plank, except on the stairs which will be replaced with carpet, and wood trim to be replaced with installation of cove base to match any existing cove base at two 8 plex residential apartment buildings owned by the Agency at 108 Granada and 3706 Santiago, Columbia, MO. The project is further described in the General Specifications below. It shall be the responsibility of the Contractor to verify all measurements and physical nature of current surface conditions prior to bid submission, contract agreement and installation. Bidders will have the opportunity to view and measure the existing layout at the optional on-site pre-bid conference. Additionally, each bidder, upon request in advance, may be provided access to each site to conduct any necessary observations and/or testing of the surfaces as Bidder may deem necessary for the submission of the Bid. Bidder shall fill all holes, clean up and restore the site to its former condition upon completion of such explorations. In performing Work described in this Bid, Contractor will remove and properly dispose of all materials and dispose such materials offsite in compliance with all applicable laws. Contractor is responsible for keeping the premises free of debris at Contractor's cost. BCFR will provide a space adjacent to the building for a dumpster if Contractor chooses to obtain a dumpster. Any and all such anticipated disposal costs shall be included in the costs submitted by Bidder. Upon Acceptance of Bid and Notice to Proceed, the Contractor will be responsible for the scope of work at the referenced property. The commencement of the Scope of Work discussed herein shall occur at a mutually agreeable time communicated and agreed upon by Agency and Contractor. Work shall be performed in a manner that is consistent with the operation of existing facilities with minimal intrusion to tenants residing in such apartments, including the provision of notice of dates of anticipated work to be performed at each apartment and estimated duration for completion of Work at each apartment, with the completion of all Work A. Replace existing carpet flooring with vinyl plank flooring and wood trim with cove base trim in bedrooms, closets, storage rooms, bedrooms, foyers, hallways, stairs, offices and apartments of the buildings located at 3706 Santiago Blvd and 108 Granada Blvd. B. Replace existing carpet on stairs at 108 Granada Blvd with carpet and installing bull-nose anti-slip tread on each stair The Contractor shall, in contracting with Agency, guarantee that the ultimate installation of flooring achieves a level of evenness and smoothness sufficient to uphold the terms of any and all product warranties available to Agency. Bidders shall cautiously examine the current flooring to determine whether adverse subflooring or subsurface conditions are suspected. If repair work is needed to the floor to adequately prepare for the new installation of flooring in a manner consistent with industry standards, this additional cost will be addressed through a change order once the extent of the work needed is known. To assist the Agency in the analysis of Bid Responses, Bidders shall include the cost per square foot for flooring preparations, including but not limited to repairs of cracks, leveling, and other relevant subfloor preparations with the bid submittal in the relevant area on the bid forms.
