Site work and new construction of a fire / police facility in Mansfield, Texas. Working plans call for the construction of a 17,860-square-foot fire / police facility; and for site work for a fire / police facility.

As of October 1, 2024, construction documents are complete. A construction manager has been selected. Construction is anticipated to begin in November 2024 and be completed in February 2026. The City reserves the right to waive any informality in submittals received, deemed to be in the best interest of the City. No officer or employee of the City of Mansfield shall have a financial interest, direct or indirect, in any contract with the City of Mansfield. The City of Mansfield is strategically located in the south-central portion of the Dallas-Fort Worth Metroplex. Like many cities in Texas, Mansfield is a small town that exploded in growth over the past two decades while still holding on to its hometown roots. In more than 125 years, Mansfield has developed from a rural farming community to a diverse, bustling suburban city of more than 78,000 people. With 25% of its land still undeveloped, Mansfield expects significant growth over the next decade. As Mansfield nears capacity, the decisions made over the next ten years will determine whether the City remains successful. Due to the abundance of growth, over the next few years, the City will evaluate how to accommodate additional space within facilities. The Mansfield City Council has authorized the re-design and construction of Mansfield Fire Station 1, which is currently located at 202 S Main Street in Historic Downtown. The construction of the redesigned station will be located just south of 700 E Broad Street, located on S Walnut Street on approximately 1.475 acres. The City of Mansfield is interested in engaging one firm to provide Construction Managerat-Risk services for the design and construction of Mansfield Fire Station 1. 2. SCOPE OF WORK The scope of work should generally consist of the following: The CMAR shall have extensive experience in construction management and provide the necessary resources, expertise, and personnel required to complete the project successfully. The CMAR shall be committed to providing high-quality services and achieving the project objectives while ensuring safety, quality, and cost-effectiveness. The CMAR shall be expected to propose innovative solutions to meet the requirements of the project, and the scope of work may be modified to meet the specific needs of the project. A detailed project plan will be developed with the selected firm. The following tasks are expected to be part of the work involved in the design, but should not be considered a comprehensive list of necessary tasks: Preconstruction Services The CMAR shall provide preconstruction services that include the following: 1. Value engineering and constructability analysis to identify areas of potential cost savings and improve the design. 2. Develop and maintain the project schedule, including the overall project schedule, detailed construction schedules, and procurement schedule. 3. Develop and maintain the project budget and cost estimate. 4. Assist with the design development and provide input into the design to facilitate construction. 5. Provide advice on the selection of materials and systems to meet the owner's goals and objectives. 6. Conduct risk assessment and provide recommendations for risk mitigation. Construction Services The CMAR shall provide construction services that include the following: 1. Complete construction activities in accordance with the project schedule. 2. Implement safety and quality control plans. 3. Procure materials, equipment, and subcontractors as needed. 4. Manage and supervise all trades performing work on the project. 5. Maintain coordination with design professionals and regulatory agencies. 6. Establish and maintain communication with stakeholders (e.g. affected residents, tenants, etc.) as applicable. 7. Provide regular reporting on the project status including schedule, budget, change orders, construction progress, safety, and quality.
