The structure is a 250,000-gallon fluted column elevated water storage tank located at 1024 West Lone Tree Rd. in Cedar Falls, Iowa The work includes: Exterior: Abrasive blast clean to a SSPC-SP6 commercial standard within containment. Apply a four (4) coat zinc epoxy urethane system. Wet Interior: Abrasive blast clean to a SSPC-SP10 near-white metal standard. Apply a three (3) coat zinc epoxy system. The cathodic protection system is to be removed and reinstalled by the owner's vendor (or approved equal), coordination and payment is the contractor's responsibility. Dry Interior: Abrasive blast clean the entire top of the top platform and spot coating failures throughout to a SSPC-SP6 commercial standard. Apply a two (2) coat epoxy system to the prepared surfaces. Foundation: Repair grout, repair cracks. Abrasive blast clean and apply a two (2) coat epoxy system. Splash Pad: Replace the concrete splash pad at the overflow pipe discharge. Cathodic Protection: Install an impressed current cathodic protection system. Repairs: 1) Replace the bowl and wet riser manway gaskets. 2) Install a gasket on the wet interior roof hatch. 3) Install handholds at the roof hatches. 4) Overflow discharge modification. 5) Install a wet interior ladder. 6) Install a swing gate at the top platform opening. 7) Replace roof vent with a pressure vacuum vent. 8) Grind the abandoned mounts on the roof flush. 9) Install kickplate and midrails to the antenna shroud support. 10) Replace the antenna shroud. 11) Install a riser grate. 12) Replace light fixtures in the dry interior. 13) Remove the aviation light. 14) Replace the dry interior light bulbs. The Contractor is to abide by the following schedule: Commence work on or after April 15, 2024. Substantial Completion by October 25, 2024. The tank may be out-of-service for a maximum of 70 days, including cure and disinfection time. Liquidated damages are applicable and begin after 70 days out-of-service or after Substantial Completion date whichever is the earlier date. Liquidated damages at $1,250/calendar day is to apply after this date. Ready for Final Payment Date is to be thirty (30) days after date Substantial Completion Date based on out-of-service days or scheduled Substantial Completion, or as adjusted by Change Order, or actual Substantial Completion if earlier. Liquidated damages after Ready for Final Payment Date of $250/day is to apply. Liquidated damages are cumulative if damages from Substantial Completion and Ready for Final Payment overlap. In addition, Special Damages, fines, or Set-Off may also apply per Bid/Agreement Form. Due to supply chain issues, the Owner reserves the right to require the Contractor to have all of the required coating for the project delivered to the site or to the Owner's storage facility prior to the tank being taken out-of-service and prior to the commencement of the project. Questions received less than seven days prior to the date for opening of Bids may not be answered.
