Renovation of a residential development in Rochester, New York. Completed plans call for the renovation of a residential development.

158 Bartlett St. Renovation Project. Question Deadline 02/20/2024 at 3:00 PM ET Questions for This Solicitation Must Be Received in Writing Before All Questions Will Be Answered in an Addendum. Demolition: o See architectural drawings for selective demolition. o Contractor to ensure that the unit is secured at all times when no one is on site. o Old plumbing, electrical wiring and HVAC will need to be removed where noted in preparation for the new plumbing, HVAC and electrical wiring. o Furnace and water heater have been removed and will need to be replaced-please see architects' drawings/specifications for further instructions. o Contractor to provide dumpster as required, shall not overfill dumpster and will be responsible for securing it overnight. This will need to be taped off and covered when not in use. Dumpster location will need to be noted and pathway to unit sectioned-off. Renovation: o This unit is being renovated to be more ADA accessible. Ramp will be installed. Kitchen will be fully accessible. Walls are being removed in order to make rooms and hall pathway better accessed. Doors will be wider than existing. The second floor will be a code compliant bedroom with a walk-in closet with high/low rod and shelves plus a bank of shelves. Final layout to be approved by RHA project manager. Linen closet with 6 shelves will be built outside of the bedroom. o All brand names specified are as "OR EQUAL". Substitutions may be allowed if pre-approved. o Please see architectural drawings for all materials specified. o Procore software will be used for this project for all submittals and approvals, RFI's and scheduling. You will be invited to use this if you are awarded the bid and at no cost to you. o Contractor is responsible for all permits relative to the project and for payment of them. Copy of permits are to be submitted to RHA Project Manager and posted in window of unit. o Contractor is responsible for scheduling all inspections with the City of Rochester and providing closeout documents. Copies are to be submitted to RHA Project Manager. o After punch list items are complete, units are to be cleaned and in move-in-ready condition. All windows are to be cleaned inside and out. All electrical and plumbing fixtures are to be clean. The Rochester Housing Authority Reserves the Right to Reject Any or All Bids for Any Reason or to Waive Any Informalities in the Bidding.
