Site work and renovation of a residential development in Edmonton, Alberta. Completed plans call for the renovation of a residential development; and for site work for a residential development.

Work of this Contract includes exterior and interior renovations at Allendale Group Home (Chimo Youth Retreat Centre) located at 10412 68 Avenue NW, Edmonton Alberta. The work includes but is not necessarily limited to the following (Refer to individual technical sections and drawings for complete details): .1 Mobilization/Demobilization. .2 Obtain and pay for permits required for completion of the Work. .3 Supply, install, and maintain temporary construction barriers, enclosures, facilities (including portable bathrooms), etc. as required. .4 Removal and replacement of the asphalt shingles, underlayment and roof penetration flashings on residence only. Install new auxiliary leveling surface (roof sheathing). .5 Existing eavestrough and downspouts to remain on the residence. Add extensions to existing upper roof downspouts to drain into lower roof eavestrough. Remove and reinstall existing downspouts where required to accommodate the work. .6 Existing eavestrough and downspouts to remain on garage building. Additional metal counter flashings are to be installed on both eave locations to create positive water shedding characteristics into the eavestrough. .7 Existing fascia and soffits to remain. .8 Removal and replacement of 3 entrance doors and 2 storm doors complete with new hardware and trim. .9 Removal, salvage and reinstall existing window coverings including blinds and curtains. .10 Removal and replacement of all existing windows with new triple glazed PVC windows with new interior trim. .11 All existing security sensors and devices to be removed and reinstated at existing locations. .12 Removal and deletion of cantilevered balcony assembly, framing, joists and 2nd floor balcony door on front elevation. .1 Light fixture beside door to be deleted and de-commissioned. .13 Removal of stucco cladding on front elevation. .14 Reframing and closure of the exterior wall to restore the exterior envelope. Provide temporary weather closures as required to openings in the building envelope during the progress of the work. .15 Installation of new weather barrier, strapping and James Hardie vertical siding with battens to the stucco clad portion of the front elevation where indicated. .16 Replacement of all exterior and interior light bulbs and florescent lamps with LED bulbs. .17 Removal and replacement of 2 furnaces and thermostats with new venting through the storage room out through the base of wall. Decommission and remove existing furnace venting. Commission new furnaces. .18 Removal and replacement of kitchen countertop. Sink and faucet to be salvaged and reinstalled. .19 Removal and replacement of damaged baseboard at one location (top of stairs). .20 Installation of new baseboard along entire length of wall where balcony door is eliminated. .21 Removal of wall paper at one location (rec room). .22 Gypsum board patching/repairs complete with all prep (i.e. sanding, cleaning) work and painting, including priming, of interior walls (with exception of mechanical room and storage room walls), doors, door and window casing, baseboards, miscellaneous trims and handrails. .23 Asbestos Abatement: Asbestos fibers are present in the stucco, parging and interior finishes (plaster and joint compounds) and other materials throughout the property. Asbestos report is available for review. Hazardous materials testing, inspections and monitoring will be conducted by a 3rd party consultant retained by the Project Manager (Edon). Contractor shall be responsible for coordinating the work with the 3rd party consultant. Official bid documents must be obtained from www.merx.com
