Demolition, site work, remodeling and addition to a municipal facility in Denton, Texas. Working plans call for the addition of a municipal facility; for the demolition of a municipal facility; for the remodel of a municipal facility; and for site work for a municipal facility.
The owner has selected a Construction Manager. Intent to Bid Due Date: Feb 15th 2024, 2:00 PM CST Questions Due Date: Feb 8th 2024, 2:00 PM CST All questions shall be posted to Denton County's on-line bidding service This project will include assistance in the finalization of the design process by providing pre-construction services and providing CMAR services for the remodeling and construction of a new facility to accommodate expansion requirements of our Denton County Courts Building. Denton County Commissioners Court is requesting proposals from a Construction Manager at Risk firm (the "CMAR") to perform typical and complete Construction Management services (Pre-Construction and Construction Services) in conjunction with the design for an addition and remodel of the Denton County Courts Building as described in Section 2269 of the Government Code. The CMAR will work with Denton County entities, staff, and any appropriate consultants. Denton County has selected Hellmuth, Obata & Kassabaum, Inc. (HOK) as the architectural firm for services to design the project which is inclusive of two (2) Scopes of Work that will occur simultaneously. The Scope of Work for each service is identified herein as: 1. Scope of Work #1 - New Courtroom and Lower-Level Remodel 2. Scope of Work #2 - Courthouse Expansion and Remodel Offerors must submit with their proposal, a copy of the Bid Bond in the amount of five percent (5%) of the maximum amount of Pre-Construction fees payable without recourse to the Owner, from a surety company holding permit from the State of Texas to act as a surety, as a guarantee that Offeror will enter into a contract and execute bond and guarantee forms within ten (10) days after notice of award of contract. Proposals without acceptable bid bond, as stated above, may not be considered The successful Proposer must furnish Performance and Payment Bonds each in the amount of one hundred percent (100%) of the Guaranteed Maximum Price (GMP) as negotiated for both Scope 1 and Scope 2, from an approved Surety Company. IT IS UNDERSTOOD THAT Denton County reserves the right to accept or reject any and/or all proposals as it shall deem to be in the best interest of Denton County. Receipt of any proposal shall under no circumstances obligate Denton County to accept the lowest proposal. The award of the contract shall be made to the responsible proposer whose proposal is determined to be the lowest and best evaluated offer resulting from negotiation, taking into consideration the relative importance of price and other evaluation factors set forth in the request for proposal. The estimated budget for bidding purposes only is $4,000,000 for Scope 1 and $50,000,000 for Scope 2. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
