Renovation of a warehouse / distribution facility in Kent, Washington. Completed plans call for the renovation of a warehouse / distribution facility.

Bid documents were prepared by Wagner Architects, 1916 Pike Place, Seattle, WA 98101, and will be available beginning January 31. Questions should be directed to Sam Scarmardo via email at sam@wagnerarchitects.com. The City will contract with a General Contractor to furnish all labor, materials and other incidentals for the construction of a new building and site improvements for the Kent East Hill Operations Center (KEHOC.) The building is approximately 83,000 sf in size. The overall site is approximately 22 acres, but the work in this contract will develop approximately 10 acres. The site has been rough graded and some underground utilities are already in place. The City has contracted with Corona Steel to provide a Premanufactured Metal Building (PEMB). The schedule for delivery and erection of the PEMB is planned to compliment the schedule for work in this contract. The contract with Corona will be assigned to the General Construction contract described in these documents, so that Corona Steel will be a sub-contractor to the General. Portions of the overall site are currently used for City Public Works and Parks operations. The work in this contract must allow those operations to continue. The Owner shall reserve the right to reject any or all proposals and the right to waive any irregularities or informalities in any proposal, subject to the Laws of the State of Washington as pertinent to Public Works and congruent with requirements and policies of the City of Kent, and as may be deemed in the best interest of the Owner. The award of the contract will not occur until the City of Kent has reviewed all bids for responsiveness and responsibility determinations and the Kent City Council has formally awarded the contract. No plea of mistake in the bid shall be available to the bidder for the recovery of his/her deposit or as a defense to any action based upon the neglect or refusal to execute a contract. No bidder may withdraw his/her bid for a period of sixty (60) days after the day of bid opening. The project is located at the intersection of SE 248th Street and 124th Avenue SE, Kent, Washington. The Architect's estimate is $32,000,000.
