Renovation of a residential development in Mundelein, Illinois. Completed plans call for the renovation of a residential development.

As of April 17, 2024, this project has not yet been awarded. A timeline for award has not yet been established. The qualified vendor shall provide all labor, and tools/supplies. Lake County Housing Authority will provide all the paint needed for services required. The Contractor shall paint, and patch as needed all interior walls with LCHA provided paint. Painting, Ceiling, Walls, Closets, and doors. Paint Bathroom walls, Bedroom walls, Living room walls, all walls in unit. All door all trims to be painted. Painting needed all around all. Repair work need through out the entire home. All materials will be provided this is a labor only quote. o Repair wall damage o Replace hot water heater o Replace upstairs bathroom subfloor o Replace entry insulated door o Upstairs tub & surround o New wall heater o Replace bathroom door o Replace bedroom door o Replace medicine cabinets in both bathrooms o Replace all light fixtures o All surfaces are to be prepared and cleaned in accordance with the paint manufacturer's instructions and as herein specified for each substrate condition. Mechanical fasteners staples, tacks, tape or any other object which does not belong on the wall shall be removed and appropriate repairs completed before painting begins. o All surfaces shall be scraped to remove all loose or peeling paint. Remove all deposits which may affect the adhesion of the new paint or show through, such as dirt, grease, scale, and loose or peeling paint. Where loose or peeling paint has been removed, feather edges so that edges will not show through. o Use fillers such as putty and plaster to repair cracks on walls to provide a smooth surface o The Contractor will notify LCHA of any protruding nails, fasteners, or other types of imperfections that will impact the painting of the building. o Contractor must provide before and after photos for payment of all surfaces painting. If we do not receive images we will hold payment until images are provided Only clean flooring and add new flooring on top of old flooring. Contractor shall NOT remove old flooring. o Prepare surfaces for installation by removing old hardware like screws and bolts o Clearing the work surface from dust, debris, and obstructions. Preparing the work surface by applying adhesive, grouting, or other appropriate materials. Laying wood, carpeting, tiles, concrete, and other types of flooring Contractor must ensure that the flooring materials are well-positioned, secure, and clean o Flooring shall be installed in a randomized or irregular patter only, H pattern installation will not be allowed. If placed in this manor LCHA has the right to reject payment o Flooring needs include flooring and baseboards -Materials provided by LCHA o Contractor is responsible for the whole project from start to finish as well as for job site safety and proper care of tools and materials. LCHA has the right to reject and not consider any quote that does not meet the requirements of our housing authority budget. Quotes are to be done at the vendors timing and discretion. LCHA does not pay for quotes. Home is available for viewing lock box code 170. Contractors must review home in person before submitting quote. Q/A Cutoff Date: 02/27/2024 10:00 AM EST
