Demolition and site work for a residential development in Kittery, Maine. Completed plans call for the demolition of a residential development; and for site work for a residential development.
The Town of Kittery seeks a contractor to demolish and dispose of an abandoned concrete/cinderblock building at 45 Woodlawn Avenue. The building was formerly used as the Town's recreation center. The building has had a Phase 1 and Phase 2 Brownfields assessment and does contain typical hazardous materials associated with buildings of this age and type. Demolition will need to be conducted in accordance with federal and state regulations regarding containment and care of hazardous materials, transport of hazardous materials, and disposal of hazardous materials. The area where the building occupied must be filled and compacted in accordance with the Town's requirements. Unless otherwise specified, questions pertaining to general information regarding the scope of services shall be addressed only in writing. No questions will be answered in-person or via telephone. From there you will gain access to the electronic Request for Proposals which contains all the relevant information needed to submit a proposal. SCOPE OF WORK The Contractor will be required to demolish the building, structure, foundation, applicable landscaping and debris that comprise the property, and completely remove same from the site. The Contractor shall perform all operations in accordance with all applicable laws and regulations and the following: A. Ensure minimum interference with residences, roads, stormwater detention/wetlands areas, and public parks adjacent to the site. Conduct demolition operations to prevent injury to people and damage to adjacent buildings, facilities, and natural areas. B. Ensure safe passage of people around the demolition area. Site must be secured to prevent unauthorized entry. C. Dispose of demolished items and materials promptly. On-site storage of removed items is prohibited. D. Break up and remove concrete and asphalt slabs on grade, unless otherwise shown to remain. E. Remove structural framing members to ground to avoid free fall and to prevent ground impact and dust generation. Industry best practices must be followed to prevent dust generation. F. Demolish and remove any below grade construction. G. Demolish landscape components unless otherwise shown to remain. H. Fill, compact and level ground after demolition with suitable material. Fill material must be approved by the Department of Public works before installation. Site must be compacted to a density of 90% of by the modified. Begin on-site work within 60 days of contract award. All onsite work must be substantially complete no later than July 1, 2024 unless otherwise approved by the Town. The Town reserves the right to inspect any and all work in progress or complete. Any omission or failure on the part of the Town to disapprove or reject inferior or defective work shall not be construed to be an acceptance of such work. If any defective work is found the Contractor shall cure the failure, at his/her own expense without extra charge.
