Renovation of a mixed-use development in Pittsgrove, New Jersey. Completed plans call for the renovation of an educational facility.

The Project consists of the Pittsgrove Middle School 2024 Partial Roof Replacement (1082 Almond Road, Pittsgrove, New Jersey 08318) and Olivet Elementary School 2024 Roof Replacement (235 Sheep Pen Road, Pittsgrove, New Jersey 08318) BUDGET $4,100,000.00 1. The Contractors are strongly encouraged to verify all existing condition, dimensions and areas prior to submitting a responsive / responsible bid. Site visits can be arranged through the interim Facility Director, Jason Mills, email: jmills@pittsgrove.net, cell: (856) 491-1917. 2. Dispose of material according to state and local code and Section 01524 - Construction Waste Management. 3. Restore all grades, lawns and pavement to pre-construction condition. 4. The contractor is required to submit a construction work schedule. Work can begin during normal working hours as soon as possible. Working hours are from 7:00 am to 11:00 pm Monday through Friday. Coordinate all work activity with the Construction Manager and Owner for work occurring outside normal hours. Any work approved to be performed after August 23, 2024 shall be done in accordance with a schedule to be established with the School District after the project is awarded. All work shall be scheduled in accordance with the local noise ordinance. 5. During the complete duration of the Work, the Contractor must maintain the continued operation and function of all services and systems including, but not limited to, fire alarm, data, network, information technology, security, audio visual, electrical and HVAC. If a disruption to a system occurs, the Contractor must immediately take all actions necessary to restore the system at the earliest possible time. Any required shutdown of any system needs to be coordinated and scheduled with the Construction Manager and Owner. 6. The Contractor shall provide a single full-time onsite Superintendent at each school who is present for all work at all times including, but not limited to, subcontractor work. The Superintendent is responsible to maintain a daily log of all personnel onsite. 7. Record all necessary existing conditions, adjust exact materials and methods (including additional trim to cover signs of renovation) as required and submit via shop drawings for Architect's review within 45 days of receiving an executed contract. 8. Provide final clean up to include removal of all adhesive, debris, dust, dirt and stains on all affected walls, floors and other surfaces. Glass or other dangerous items will not be tolerated if left at a completed area. 9. Coordinate installation so that safe egress from the building is maintained at all times. 10. Roof Replacement: The roof replacement consists of complete removal of the entire roof system to the structural deck including all metal edge work, roof drains, scuppers, gutters, flashing, etc. as noted on the drawings and specifications. The roof deck and roof system type are noted on the roof plans. Generally, the new roof system will consist of either 5.2" thick rigid insulation installed in 2 separate layers or tapered insulation at 1/4 " per foot slope, with staggered joints, 1/2 " overlayment and a .090 EPDM roof system with 30-year warranty. Provide new wood blocking to accommodate new insulation and gusset height. Maintain consistent metal edge face along entire roof edge unless specifically indicated otherwise. Provide crickets/gussets to divert water to gutters, roof drains and scuppers as indicated on the new roof plan. In addition, provide crickets to divert water around all roof penetrations/obstructions whether shown on the plans or not. a. Provide additional mechanical fasteners at all roof edges and roof corners to meet code requirements for wind uplift. b. Remove and reinstall all rooftop equipment to maintain a minimum of 8" above the finished roof surface. Disconnect the electrical service, ductwork, pipeline sets, and controls and extend wiring/controls and ductwork as necessary to meet minimum curb heights as mentioned above and/or noted on drawings. Capture refrigerant in a code compliant manner and recharge unit prior to putting it back in service. Provide three (3) days prior notice to the Owner for coordination before shutting down the units. c. All pipes and vents shall be a minimum of 12" above the finished roof surface. Provide extensions of equipment/vent piping as required. d. Replace existing roof drains entirely with all new clamping rings, cast iron domes, bowls, bolts and rainwater conductors tied into existing underground storm drainage system or onto new concrete splash blocks as shown on plans. Remove and replace the existing vented aluminum soffit. A portion of the storm drainage system will be replaced under separate contract. Modify deck opening as required for new drain bowl installation. Insulate drain bowls and piping tie-ins with prefabricated drain bowl insulation with jacket and 5 feet of piping. Professionally Jet Clean and flush the existing drainpipes to maintain drain at its full capacity. Provide metal edge with extender as required to cover existing brick, stucco or metal panel by 2" minimum. Restore all grades and lawns at set up areas to pre-construction condition. 11. At Steep Slope roof replacement areas, remove the existing shingle roof system entirely including but not limited to shingles, underlayment, leak barriers, gutters, downspouts and perimeter metal and provide new shingle roof systems as per the construction documents. The new shingle roof system shall consist of Underlayment, Leak Barrier, Ridge Vents, Asphalt Shingles on Pre-Fabricated Cool Vent Panels (3/4" structural 1 plywood sheathing, 2" air gap and 2.2" rigid insulation) by Hunter or approved equal on 3" rigid insulation (total 5.2" rigid insulation). Stagger joints between all layers of insulation to create thermal break. Provide new aluminum wrapped plywood fascia on new 6" z purlins attached to existing fascia with new continuous gutter and new vented soffit to complete the roofing system. All metal work and roofing work is to be covered under the roof manufacturer's lifetime warranty. Provide new .050 aluminum gutters 4"x4"x.125 downspouts, and concrete splash blocks.
