Miscellaneous terra cotta and brick masonry repairs. Site Address: 101 3rd Avenue Northwest All questions regarding the project must be referred to Craig Milkert at Collaborative Design Group, Inc., in writing via email to cmilkert@cdg-mn.com. a. Questions will be accepted up to Friday, March 1, 2024 at 2:00 P.M. A. The project description is given only for the purpose of acquainting the Bidders with the Project and is not intended to give the Bidders a complete description of all the Work or materials. All dimensions and existing conditions are to be verified by the Bidder; dimensions shown on the drawings are taken from original building drawings. B. Summary of Work: Coordinate all work with the Architect/Engineer and Owner. Provide a detailed schedule for the project prior to beginning work and update weekly. The Contractor is responsible for the protection of the adjacent building areas and interior spaces beneath the work. Coordinate all activities with the Owner. The Contractor shall notify the Architect/Engineer and the Owner within two (2) days prior to work in an area which could adversely affect the interior or exterior conditions. The following is a description of the work items indicated on the Restoration Schedule on the Architectural drawings: 1. Replace Brick: Remove damaged brick in the locations indicated on the drawings. Replace with new brick and mortar to match the color, size, and texture of the adjacent brick. Provide brick samples and allow up to 30 days for approval. Brick replacement quantities are to be documented and approved by the architect/engineer. The brick replacement will be paid for with the Unit Prices as indicated on the Bid Form. Include an allowance of bricks in the Base Bid as indicated in Section 01 2200. . 2. Repoint Brick Masonry: Cut and repoint the deteriorated mortar joints in locations indicated on the drawings and as specified. The color of the new mortar shall be determined by the Owner and Engineer. Match color, texture, and profile with the adjacent surfaces. The existing wall has previously been repointed; the mortar is not historic. The color, texture, and profile shall match the existing adjacent areas. Provide mock up samples prior to pointing. Include filling of any small holes in the brick as incidental work to re-pointing. Remove a sample of the existing mortar at each location of repointing for testing by the Owner. Provide mortar to match the material properties of the original mortar and as approved by MNHS. Allow 45 days for testing and approval prior to start of repointing. The brick repointing will be paid for with the Unit Prices as indicated on the Bid Form. Include an allowance of brick repointing in the Base Bid as indicated in Section 01 2200. 3. Repair Terra Cotta Caps: Patch and repair terracotta elements in locations indicated on the drawings and per details and specifications. Patching mortar shall be Jahn M100 or approved equal. The finished repair shall match the adjacent terra cotta in shape, color, and texture. The terra cotta repair will be paid for with the Unit Prices as indicated on the Bid Form. Include an allowance of terra cotta repair in the Base Bid as indicated in Section 01 2200. 4. Replace Terra Cotta Caps: Replace six terra cotta caps in locations as indicated on the drawings and as identified by the Architect/Engineer. The new caps shall match the existing caps in shape, size, profile, color, and texture. 5. Caulk Terra Cotta Caps: Remove and replace the existing sealant in locations indicated on the drawings.
