Renovation of a residential development in Southbury, Connecticut. Completed plans call for the renovation of a residential development.

The Contractor, unless otherwise specified, shall provide all labor, materials, tools, equipment, and related items, and pay all necessary taxes, fees, and permits necessary to complete all of his work as detailed on the attached scope of work. --Replace existing windows with new construction windows-- Vinyl Window Features 1. Provide and install new construction windows as specified below. Color to be brown / Terratone. 2. Windows shall be as specified regarding size, shape, operation and features. 3. Glazing: triple pane Low E, 5/8-inch (22mm) nominal thickness, insulated glass units are silicone glazed with an exterior glazing bead. 4. Weather Stripping: In compliance with AAMA 701.2. 5. Full screens: Extruded aluminum frame and charcoal finished fiberglass mesh screening. 6. Grids: Match existing configuration. New Construction Style Window Installation 1. Remove existing draperies and reinstall upon window installation as required. 2. Remove exterior trim, salvage and re-use all trim in good condition. 3. Remove and dispose of all windows. 4. New window to be installed plumb, level and square so as to operate freely and latch securely. Install window tape over nailing flange prior to re-installing exterior trim. Install new exterior cedar trim, match original configuration. Paint trim to match original color. 5. Install spun fiberglass insulation between window jambs and rough framing material before installing window. 6. Size new construction window as to salvage and utilize existing sheet rock wrapped jambs and stool and apron trim. Add a new 1/2 " x 1 1/2 " square stock pine interior stop. Prime and paint stop finish to be white. Locations & Window Type Kitchen A-Wall - Replace sliding window over kitchen sink with new sliding window. A-Wall - Replace larger sliding window with new 50/50 sliding window. Office A-Wall - Replace sliding window with new sliding window. B-Wall - Replace sliding window with new 50/50 sliding window. Living Room C-Wall - Replace casement window with new casement window. Master Bedroom C-Wall - Replace sliding window with new sliding window. Master Bathroom B-Wall - Replace sliding window with new sliding window. Cleaning 1. Upon completion of work the Contractor shall wipe clean any installed materials of all fingerprints smudges or other markings, including cleaning interior and exterior of glass. 1. Replace three-panel sliding glass door in Living Room. 2. Replace two-panel sliding glass door in Master Bedroom. 3. Replace front entry door with sidelight. 4. Replace front entry storm door. Sliding Doors 1. Remove and dispose of existing sliding glass doors, frames, hardware and trim. 2. Inspect framing and notify owner of condition. Any framing replacement will be addressed through a negotiated change order. 3. Install living room sliding patio door such as Andersen Multiglide 3-Panel, with sliding screen, as manufactured by Andersen, or approved equal. Door shall have Low E4 glass, Terratone exterior cladding and pine interior painted white, with white Albany handle. Match original door size and configuration. 4. Install master bedroom sliding patio door such as Andersen Frenchwood 400 Series, with sliding screen, as manufactured by Andersen, or approved equal. Door shall have Low E4 glass, Terratone exterior cladding and pine interior painted white, with white Albany handle. Match original door size and configuration. 5. Doorshall be installed in accordance to manufacturesinstallation instructions. Install plumb level and square so as to open freely and latch securely. 6. Insulate between door and rough opening with non-expanding foam insulation. 7. Install 2 1/2 " pine casings on interior of door matching existing and fasten with appropriate sized fasteners for rigid installation. 8. Prime and paint door and new trim. Owner to select color for door and trim. 9. Exterior trim to be salvaged to greatest possible extent and reinstalled. Any damaged or unsalvageable trim to be replaced with new of like kind. Intent The intent of the proposed work is to include but not limited to the following: 1. Replace vinyl flooring with ceramic tile 2. Install new 60" vanity, sink, and faucet. 3. Remove mirror above vanity, repair wallboard 4. Install new toilet, toilet paper holder, towel bar, and towel hook. 5. Paint ceiling, walls, doors, and trim. Ceramic Floor Tile 1. Remove and dispose of baseboard. Remove and dispose of existing vinyl floor tile. 2. Install new 1/2 " Hardy board underlayment over existing sub-floor to manufacturers specs. (Set board in Latex Portland cement-based mortar adhesive, and secure with galvanized fasteners.) 3. Install marble threshold at entry door. 4. Install ceramic tile flooring. Contractor shall coordinate with owner as to available materials. Contractor shall use an allowance of $4.00 per square foot for tile. Grout, adhesive and labor are not to be included in allowance. 5. Floor tiles shall be set in a Latex Portland cement-based mortar adhesive. Set tiles firmly into adhesive so as to assure proper bonding. 6. Install sanded grout with a latex additive. Contractor shall coordinate with owner color selection of grout. Remove excess grout and wipe clean with soft cloth. 7. Install wood baseboard to match existing. Install reducer strip, as necessary for transition area. Bathroom Vanity and Mirror 1. Remove and dispose of existing vanity cabinet and mirror. 2. Reconfigure vanity plumbing in wall to be in center of new vanity cabinet. 3. Provide and install new vanity such as Glacier Bay Hampton 60" or approved equal. 4. Install 60" x 22" vanity base such as Glacier Bay Hampton 60" vanity cabinet or approved equal, with engineered marble top and 8" centers deck mounted faucet. Contractor shall use $1,000.00 allowance for bidding purpose for vanity, top and sink and $110.00 allowance for faucet such as Ladera 8" 2 handle faucet in brushed nickel. Allowance does not include sales tax, delivery, profit or overhead or installation. Replace existing shut off valves with 1/4 turn chrome plated valves. Install PVC trap and related piping. Install braided nylon supply lines. 5. Repair wallboard and prep for paint Toilet and Bathroom Accessories 1. Install American Standard Edgemere, dual flush, right height elongated 2-piece white toilet. Include soft close seat such as Bemis SLOWT or approved equal. Replace shut off valve with 1/4 turn chrome finish valve. Install braided 3/8" PS x 1/2" IPS, reinforced nylon supply lines as manufactured by Plumb Craft or approved equal. 2. Install 1 - towel bar, 1 - toilet paper holder, 1 - shower hook. Contractor to use $ 60.00 for accessory allowance for bidding purposes. Allowance does not include labor to install. Owner to choose accessories within stated allowance. Painting 1. All painting is to be performed in two (2) coats. 2. All painting must be performed in accordance with manufacturer's instructions. 3. Any priming required on new or existing surfaces shall be performed whether specified or not. 4. Contractor shall use Benjamin Moore, California Paint or Sherwin Williams paint or approved equal. 5. Colors to be selected by Owner from manufacturer's standard color chart. 6. On all surfaces to be painted, any necessary sanding, scraping, cleaning, priming, puttying or other surface preparation is required. All bids shall remain in effect for forty-five (45) calendar days after the receipt of bids
