Renovation of an educational facility in Roseville, California. Completed plans call for the renovation of a 14,000-square-foot educational facility.

PROJECT DESCRIPTION The Scope of Work for the Project consists of the following: Phase I - Demolition of existing concrete poured in place gymnasium. Estimated cost of $1,000,000. Plans anticipated available March 1, 2024. Phase II Increment 1 & 2 - Pre-construction services and construction of a competition pool, tennis courts and multi-story classroom building with site work. Estimated cost of $39,000,000 Post-construction lease of the facilities Anticipated Lease-Leaseback award: April 23, 2024 Estimated Lease Term including Post Construction: 43 months. March 26, 2024 - Deadline to submit questions. The Scope of Work is divided into Construction Services for each of the Phases/Increments and Preconstruction Services for Phase II Increments 1 and 2. Commencement or completion of preconstruction services does not obligate the District to proceed with construction of Phase II, either Increment 1 or 2, with the selected LLB Entity. The Contractor shall, at a minimum, address: 1. Cut and fill operations. 2. Temporary stockpiles. 3. Vehicle and equipment storage, maintenance and fueling operations. 4. Concrete, plaster, mortar and paint disposal. 5. Dust control. 6. Tracking of dirt, mud on off-site streets. 7. Pipe flushing. Description / Anticipated Schedule Phase I: Refer to Drawings and Plans, Attachment B, available from ARC Northern California Planwell: https://customer.e-arc.com/arcEOC/PWELL_Main.aspmem=23 Phase I - Demolition of existing gymnasium and securing existing utilities The estimated cost of Phase I is $1,000,000. Respondents will submit a firm, fixed price for Phase 1 as part of their Proposal, which price shall include everything necessary for the completion of the Phase I Work. Demolition is anticipated to start on or about June 3, 2024, and Phase I construction is expected to be complete by August 2, 2024. Phase I is expected to include a nine-month post-construction leaseback period from September 2024 through May 2025. Phase II - Increment 1: New competition pool with support building and six tennis courts. Within the pool building are three bathrooms, pool equipment and storage, and possibly a maintenance office/workroom. Respondents will submit a fee proposal form based on an estimated direct cost of construction. The estimated cost of this Increment 1 is $9,000,000 This Increment is currently under design and DSA approval is expected December 2024. Construction is anticipated to start in early-March 2025 and be completed by January 2026 (10 month construction duration). Depending on weather, this increment may start immediately after Board approval of the Increment. If Increment 2 is not authorized by the District, then completion of construction of Increment 1 will be followed by a twelve-month leaseback period. Roseville Unified School District Lease-Leaseback RFP Page 3 of 18 Phase II - Increment 2: New two-story classroom building of approximately 14 classrooms, bathrooms, indoor and/or outdoor common areas, site upgrades, demolition of existing pool and support building, parking lot upgrades, and miscellaneous other utility, hardscape and landscape improvements. Respondents will submit a fee proposal form based on an estimated direct cost of construction. The estimated cost of Phase II, Increment 2 is $30,000,000. This Increment is currently under design and DSA approval is expected March 21, 2025 construction is expected to start early June 2025 and be completed by December 2026. Completion of construction will be followed by a twelve-month leaseback period.
