Renovation of a mixed-use development in Farmer City, Illinois. Completed plans call for the renovation of a educational facility.

Qualified bidders may submit bids for project as described in this Document. Submit bids according to the Instructions to Bidders. 1. Regulatory Requirements: Illinois School Code (105 ILCS 5/10-20.21) shall govern submittal, opening, and award of bids. Location 309 and 411 N John Street, Farmer City, Illinois The Board of Education, Blue Ridge CUSD #18. Architect: Scot Wachter, IGW Architecture (Isaksen Glerum Wachter LLC), 114 West Main Street, Urbana IL 61801, Telephone No. (217) 328-1391, swachter@igwarchitecture.com Project consists of removing existing EPDM membrane and modified bitumen roofing and portions of existing insulation on the various roofs of Blue Ridge High School and Schneider Elementary. Roof area at the High School is approximately 33,600 square feet and roof area at Schneider Elementary is approximately 35,600 square feet. New insulation will be installed, damaged insulation will be replaced with a cover board over top and a new fully adhered TPO membrane will be installed along with required flashing and roof edge. Project cost range is anticipated to be $700,000 to $800,000. Construction Contract: Bids will be received for the following Work: 1. Roofing Contract (all trades). The Board of Education reserves the right to reject any or all bids or any part thereof, to waive any informalities and irregularities in the bidding and to accept the bids deemed most favorable to their interest, after all bids have been examined and evaluated. A bid bond, bank draft, or certified check made payable to the Blue Ridge CUSD #18, Farmer City, Illinois in the amount of five percent (5%) of the Base Bid proposal shall accompany each bid as a guarantee that the Bidder, if awarded the Contract, will furnish satisfactory, execute the Contract and proceed with the Work. Upon failure to do so, he shall forfeit the deposit or amount of bid bond as liquidated damages, and no mistakes or errors on the part of the Bidder will excuse the Bidder or entitle him to a return of the deposit or bid bond. No Bidder may withdraw his bid for a period of 45 days after the date of opening thereof. The bid bonds or checks will, with the exception of those of the three lowest bidders, be returned seven days after the opening of bids and the remaining checks or bid bonds will be returned when the Contract is executed. Architect will provide responses at Prebid conference to bidders questions received up to two business days prior to conference. Subcontractors and suppliers are encouraged to obtain plans through Roofing Contractors although additional sets will be available at the cost of printing. Contractors who do not submit a bid will forfeit their drawing deposit. Additional shipping charges will apply. Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance required for the Work. This Advertisement for Bids document is issued by the Board of Education, Blue Ridge CUSD #18. The Instructions to Bidders, AIA Document A701, 2017 Edition, as published by the American Institute of Architects, including revisions adopted prior to date of specifications, is herby made a part of these specifications with same force and effect as though set forth in full. A copy of this document is available for inspection at the office of the Architect. Up to (2) complete sets of bidding documents are available to PRE-QUALIFIED BIDDERS (NO PLANROOMS) for a $50 Refundable deposit check OR non-cash deposit plan per set, made payable to Isaksen Glerum Wachter LLC. (include the name of the job in the reference line). University Ave. Champaign, IL. 61820. Digital and Printed Sets of Bidding Documents may be ordered per the options listed on the Order page (plus Processing Fee/Eco Fee, and Shipping/Delivery and Tax when applicable).
