Site work and new construction of a mixed-use development in Invermere, British Columbia. Completed plans call for site work for a multi-residential development; for the construction of a 7,990-square-foot, four-story above grade multi-residential development; 3,000-square-foot, two-story above grade municipal facility; and municipal facility.

The proposed project includes two buildings on one site with shared outdoor space, parking and access. The first building will be a new 3 or 4-storey, 36-unit apartment building with a mix of one-, two- and three-bedroom units. The building consists of surface parking, ensuite and shared laundry, and both indoor and outdoor shared amenity spaces. The second building is a uniquely designed 2-storey sized community building which will provide a community gathering space and some office space to the local MNBC chartered community, the Columbia Valley Métis Association. The community space includes a multi-purpose room, office spaces (for 3-4 staff), a kitchen to accommodate community gatherings, a cultural teaching space and an outdoor space to accommodate a garden, barbeques and a tipi. The site is currently occupied by a single-family home, which will be demolitioned once rezoning from RM to a CD zone has finalized. The rezoning will allow for a 4-storey development with reduced parking. MNBC has a purchase and sale agreement (PSA), which is contingent upon the successful rezoning of the site. In addition to costing and tender management, the Client is also looking for input on constructability, project phasing/staging (2 buildings) and specifically an analysis of whether the project should be developed via a modular or conventional onsite building method. The project is also responding to a BC Housing RFP for funding under the Indigenous Housing Fund (IHF). The application deadline for the proposal is May 15, 2024. There is the potential for subdivision of the site. However, this will be confirmed at a later date.
