Site work and new construction of a fire / police facility in College Station, Texas. Completed plans call for the construction of a 18,200-square-foot fire / police facility; and for site work for a fire / police facility.
The City of College Station, Texas ("City") is seeking a Construction Manager at Risk firm ("CMAR") to perform typical and complete phased Construction. The CMAR shall make recommendations to the City and Architect regarding the phased issuance of drawings and specifications to facilitate phased work for services in conjunction with the design and construction of the New Fire Station No. 7. The CMAR will work with the City entities, staff, and any appropriate consultants. This project is an approximately 18,200 SF Fire Station currently in design by Martinez Architects, LLC. Major programmatic elements include but are not limited to four (4) drive thru apparatus bays, associated exhaust and equipment required to maintain and service the station's primary function. Living quarters including kitchen, bathrooms, showers, and sleeping accommodation for staff, administration areas, a day room, climate-controlled gear room, storage areas and an outdoor patio. Question Deadline 03/20/2024 at 2:00 PM CT In order to ensure a fair and objective evaluation, all questions and inquiries related to this RFQ shall be addressed in writing via the Q&A feature available through electronically. The City reserves the right to accept any or all SOQs as a result of this request, to negotiate with all qualified sources, or to cancel, in part or in its entirety, this RFQ if found in the best interest of the City. All SOQs become the property of the City of College Station. The Construction Manager At-Risk scope of services will include the following: Pre-Construction Services The CMAR will work with the Architect and the City during the design process to ensure the feasibility and constructability of the building. o The CMAR will also be responsible for cost estimates during both the schematic and design development phases of the project. o The CMAR will work with the Architect and City to ensure that the cost of construction of the Project is within the estimated Construction Budget through the selection of construction systems and materials, detailed CSI format cost estimating, scheduling, and other means. o The CMAR will also review the project schedule and identify critical path and long-lead items. o Upon the completion of the design development phase and prior to the completion of the 100% set of construction documents, the CMAR will submit a proposal of a Guaranteed Maximum Price (GMP) for the construction of the Project, which is within the City's Construction Budget. Bidding Services o Should the City exercise its option; the CMAR will serve as construction manager to complete all work for the bidding and construction of the project. The CMAR will be responsible for coordination of all bids, advertisement, and solicitation, bid procurement, selection of subconsultants or trade contractors as outlined in Texas Government Code Chapter 2269. CMAR will also be responsible for issuance of pre-purchase orders for long lead items, if required. Construction Services o Should the City exercise its option; the CMAR will serve as construction manager to complete all work for the construction of the Project. o The scope of construction inspection services and construction material testing services will be determined based on the final drawings. Construction inspection services and construction materials testing services necessary for City's acceptance of the Project will be performed under a separate contract with the Architect with an independent provider engaged directly by the Cit
