Reference Number 0000265866 Question Acceptance Deadline 2024/03/15 02:00:00 PM CDT Pricing Lump sum Scope of Services It is expected that the successful consultant will lead a multi-disciplinary team, licensed to practice in the Province of Manitoba within their professions, to provide the following services through a collaborative, efficient, comprehensive and effective methodology: 1. Architectural & Structural a. For 130 Henlow and 1551 Pembina only, visually review the structural condition of the building for signs of distress or deterioration to assess its condition, structural adequacy and ability to accommodate the current and future uses. Provide an assessment of roof snow loading for 130 Henlow and 1551 Pembina per current Building Code standards. b. Assess the condition of the building envelope including exterior cladding and skylights as to its structural integrity to meet the current Building Code and energy conservation criteria for conditions, suspected or potential moisture penetration, anchorage to structural frame, operating performance and concerns with all joints and connections. c. Assess and identify the condition of the roofing system for signs of distress, deterioration and operating performance including but not limited to roofing membranes, visual drainage issues, flashing, penetrations, skylights, sealant, perimeter curbs, roof drains, gutters. d. Assess the condition of exterior openings (doors and windows) as to air and moisture penetration, energy efficiency, and condition of doors and windows, operating performance, weather-stripping, caulking and sealants. e. Review fire separations and assess their condition including but not limited to fire- stopping, other seals including smoke seals, fire rating of wall, doors and frames, windows. f. Assess egress paths and exiting. g. Assess the maintainability and condition of interior components, including flooring, ceilings, walls, partitions, millwork (fixed position only), finished surfaces (including trim), interior doors and frames (including hardware, access/keying/locking systems). h. Assess site drainage (including snow/ice) and drainage interface with surrounding site services especially where site drainage is affecting longevity of concrete and other surfaces. A site survey plan for 130 Henlow Bay will be provided to the successful proponent. i. Assess the exterior condition of all buildings inclusive of doorway aprons, exterior lighting, plaza areas, building-adjacent sidewalks, ramps and steps, other sidewalks not on City of Winnipeg property, parking areas, fences and lane-ways but not including landscaping. Building Condition Assessment Services for Manitoba Institute of Trades and Technology. Location: MITT is an educational campus Institute providing secondary and post-secondary education. MITT is located in Winnipeg, Manitoba and MITT's campus is comprised of owned and leased buildings. This RFP focuses on four (4) of those buildings. a) Two (2) buildings owned by MITT: 130 Henlow Bay (built in 1984 with additions in 1998 and 2021) 1551 Pembina Hwy (built in 1951/53 with additions in 1961, 1970/71 and 1998). b) Two (2) buildings leased by MITT: 7 Fultz Blvd (also known as 11 Fultz Blvd; built in 1990) 67 Scurfield Blvd (built in 1994)
