INTRODUCTION A. Pursuant to the provisions of the Texas Government Code 2269, Subchapter F, it is the intent of the Tomball Independent School District (TISD) to solicit proposals from qualified vendors to provide Construction services in the One-Step process as described herein. B. Project Team: The selected Respondent will join a Project Team which will include Owner Administration, Program Manager and Architect/Engineer, all of whom will be engaged in a cooperative effort to provide the Owner with successful and cost-effective solutions for a Fifth Grade Wing Addition to Creekside Park Junior High School. The selected Respondent will assist the Owner, its Architect and Program Manager with preconstruction services and to construct the project thereafter as a Construction Manager-At Risk. C. Project Information: The Owner plans to build a two-story Fifth Grade Wing Addition and Related Renovations to the existing Creekside Park Junior High School. The wing addition Area will be approximately 54,000 gsf for approximately 800 students. D. The Project may include but is not limited to the following general scope items: 1. Demolition of interior and exterior walls, doors, glass systems and glazing, roofing, and utilities. 2. Tree protection, site utilities, concrete paving, storm water piping and possible detention construction or modification as required. 3. Foundations & structural framework. 4. Metal fabrications. 5. Face brick veneer. 6. Metal wall panels. 7. Aluminum & glass window wall systems, and hollow metal door/window systems. Steel doors and frames, wood doors, Kynar coated storefront, overhead coiling doors. 8. Interior walls, doors, ceilings, and related finishes 9. Tile, resilient flooring, sheet carpeting, resinous athletic flooring 10. Suspended plaster, suspended drywall, lay-in panels, sound absorbing units. 11. Casework 12. Specialties 13. Hydraulic elevators 14. Roofing, roof insulation and drain systems. 15. Automatic sprinkler system and integration with existing system. 16. Plumbing systems 17. HVAC Systems and building automation integrated with the existing facility. 18. Electrical, telecommunications systems, telephone systems, lightning protection and emergency power 19. Fire detection, alarm and emergency call systems 20. Other work as may be required and as described in the Construction Documents and Specifications The Owner's estimated Budget for the Cost of the Work $24,000,000.00. The substantial completion date is June 15, 2026.
