Demolition, site work, paving, asbestos abatement and outdoor lighting for a mixed-use development in Dallas, Texas. Completed plans call for site work for a road / highway; for paving for a road / highway; sidewalk / parking lot; sidewalk / parking lot; for outdoor lighting for a sidewalk / parking lot; road / highway; for the demolition of a educational facility; educational facility; and for asbestos abatement for a educational facility.

Scope of Work. The Work consists of: Org 503 - Career Institute West - Project consists of the following: 1. Demolition and removal of all above grade buildings and structures 2. Demolition and removal of all foundation systems, piers etc. 3. Digital documentation (CAD file) of existing building foundation & pier locations (Refer to structural) 4. Demolition and removal of all internal concrete parking areas, driveways, sidewalks, 5. Demolition and removal of various site elements and equipment (fences, gates, light poles, bollards etc.) 6. Demolition and removal of existing trees, landscaping, and general clearing of site (Refer to Landscaping and Civil) 7. Installation of perimeter security fencing and gates (Refer to Civil) 8. SWPPP (Refer to Civil) 9. Abatement and removal of hazardous materials (refer to specifications) 10. Disconnection, removal and capping of various utilities. Coordination with utility providers required. (Refer to Civil and MEP) 11. Disconnection and Salvage of various roof mounted mechanical equipment, must be returned to owner. (Refer to MEP and coordinate) In accordance with the Texas Government Code Chapter 2269 the Dallas ISD is requesting Competitive Sealed Proposals (CSP) from general construction contractors. The following instructions by the Dallas Independent School District are intended to afford proposers an equal opportunity to participate in the proposal process. Liquidated Damages: Time is of the essence in all Phases of the Work. It is specifically understood and agreed by and between Dallas ISD and Contractor that time is of the essence in the substantial completion of the Project. The Contractor acknowledges and recognizes that Dallas ISD is entitled to full and beneficial occupancy and use of the completed work immediately following expiration of the Contract time. The Contractor further acknowledges and agrees that, if the Contractor fails to substantially, or cause the Substantial Completion of any portion of the Work within the Contract Time, the Owner will sustain actual damages as a result of such failure. The exact amount of such damages will be difficult to ascertain. Therefore, Dallas ISD and Contractor agree that, if the Contractor shall neglect, fail, or refuse to achieve substantial completion of the Work by the Substantial Completion date, subject to any proper extension granted by Dallas ISD, then Contractor agrees to pay to Dallas ISD the following sum(s) for each day in which such Work is not substantially completed, not as a penalty, but as liquidated damages, for the damages ("Liquidated Damages") that would be suffered by Dallas ISD as a result of delay for each and every calendar day that the Contractor shall have failed to have substantially completed the Work as required herein. The Dallas ISD's liquidated damages cost formula is 0.025% of the construction budget for the project, up to a maximum of $1,500.00 per calendar day. Owner Rights: The right is reserved to reject any or all bids, proposals, CSPs or statements of qualification and to waive technicalities. Dallas ISD reserves the right to reject any or all Proposals. Dallas ISD also reserves the right to waive errors and omissions in any proposal if it deems it in the best interest of Dallas ISD to do so. The award or rejection action regarding this Proposal is at the sole discretion of Dallas ISD. Dallas ISD makes no warranty regarding that a contract will be awarded to any proposer. The Owner reserves the right to reject any or all Proposals and to waive any irregularities in any Proposal received. The Owner further reserves the right to limit the number of contracts awarded and/or to be performed concurrently to any one Contractor if such appears to be in the best interest of the District. Awards will be per published criteria and weights. Price is only 40% of the evaluation criteria, and awards may be made to other than the low dollar proposer. The Dallas Independent School District's Construction Services projects have a 30% Minority and Women-Owned Business Enterprise (M/WBE) construction goal. Bond Notes: Projects of $25,000 and under: Bid bond is required o Projects over $25,000 and up to and including $100,000: Bid and Payment Bond is required o Projects over $100,000: Bid, Performance and Payment Bonds are required
