Demolition, site work, paving and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 75,211-square-foot, 14-story above grade, 79-unit multi-residential development; 6,804-square-foot, one-story above grade retail development; 98-space parking garage; for paving for a parking garage; for site work for a parking garage; and fitness / recreation center.
Development at Danforth Avenue west of Greenwood Avenue, for construction of 14-storey mixed use, purpose-built rental building, with a total unit count of 106 purpose-built rental units. The development includes replacement of the existing 27 rental units and addition of 79 new rental units within a total gross floor area (GFA) of 7,027.50 square metres. Of the total proposed GFA, 63 square metres will be dedicated as non-residential space in the form of a commercial/retail unit at-grade, and the remaining 6,964.60 square metres will be made up of residential uses. The project will include rooftop amenity space and 5 grade-related visitor parking spaces, with one barrier-free space. The site is within walking distance of Donlands and Greenwood stations on Danforth Line 2, and currently houses a 2-storey rental apartment building, which would be demolished to make way for the new development. There are five partially covered visitor parking spaces proposed as are 98 long-term and 8 short-term bicycle parking spaces. TIMELINE: As of December 2023, applications have been submitted to the city of Toronto for Zoning By-law Amendment and Rental Housing Demolition & Conversion. Concept planning is ongoing. Further schedules for working drawings, tender and construction will be finalized following zoning and subsequent site plan approvals from the city of Toronto.
