Renovation of a multi-residential development in Englewood, New Jersey. Completed plans call for the renovation of a multi-residential development.

Englewood Housing Authority, located in Englewood, New Jersey will accept proposals for the following services: "Architectural/Engineering Services for Apartment Renovations at the Vincent K. Tibbs Senior Building" It is the Housing Authority's desire to retain a duly qualified, competent, and capable architect/engineer to prepare public bidding documents for renovation work of 130 apartments at the Tibbs Senior Citizen building. The renovations shall include bathrooms and replace the tubs with walk-in showers on the 3rd through 6th floors and roll-in showers on the 2nd floor. The renovation work is triggered by the need to replace corroded cast iron waste lines and hot and cold-water copper lines. The bathroom renovations will include removal and replacement of all bathroom fixtures, accessories and removal and replacement of all floor and wall finishes down to the existing floor and wall framing. The kitchen countertops will be replaced with quartz countertops and undermount sinks. A tile backsplash will be added around the stove. All apartments will be painted, and the construction contractor will install EHA-provided carbon monoxide detectors, fire extinguishers and window blinds in cach unit. All services must be in accordance with the existing laws, rules, orders, directives, and regulations governing these services and supplies. All people interested in submitting a proposal for architectural/engineering services should contact the Housing Authority of the City of Englewood to receive a copy of the formal Request for Proposals. The Housing Authority reserves the right to reject any and all proposals received for these services. It also reserves the right to terminate the architect/engineer, for convenience, at any time during the term of the contract. The method of Contractor Selection has not been Determined at this time. The Work consists, but is not limited to the following: The renovations at Vincent K. Tibbs Senior Building (RE-BID), 111 West Street, Englewood, NJ 07631 Scope of work to include the renovation of 130 existing apartments including but not limited to the replacement of bathroom and kitchen plumbing fixtures, plumbing piping, mechanical fans, ductwork, flooring, wall and ceiling painting, baseboard covers, entry doors, and shaft walls. 8 of the apartments are being upgraded to fully comply with ADA requirements, and will also include the installation of new walls, new cabinetry, and new doors throughout the apartment, as well as the relocation of existing electrical subpanel. Notes: 1. The EHA is under a separate contract to perform work on the First Floor and Basement, which is currently underway. All relevant work that is part of this Project needs to be fully coordinated with the contractor working on the First-Floor construction. Connections include, but are not limited to, tie-ins to existing piping, ductwork, continuation of rated shaft enclosure, etc. 2. The EHA is under a separate contract to perform a Building roof replacement, which will be performed around late September/early October. All roof work, including but not limited to all penetrations, curbs, vents, ductwork, fans, etc., is to be fully coordinated with the contractor working on the replacement of the roof. The GC bidding this project is fully responsible for patching the existing roof as a result of installations of new penetrations and equipment. The GC must ensure that the roof is weather tight at the end of each working day. 3. Contractor will be responsible to coordinate scheduling of all work with EHA prior to commencement. Commencing Wednesday, August 14, 2024 the Contract Documents will be on file and may be examined at Coppa Montalbano Architects Offices, located at 97 Lackawanna Avenue, Totowa, New Jersey 07512 on Monday through Friday between the hours of 9:00 AM and 4:00 PM. No advance appointment is necessary. Digital media of the Contract Documents may be obtained at the Architects office during the same days and times, upon payment by check or bank draft in the amount of $25.00 for each set, payable to the Coppa Montalbano Architects. Payment for Contract Documents is non-refundable Site Access can be coordinated with the Englewood Housing Authority at 201-871-3451. It is STRONGLY RECOMMENDED that Bidders visit the Site for the purpose of clarifying specific information concerning the Project work and Site Conditions. Site visits will be scheduled Monday through Friday between the hours of 10AM and 3PM, between the dates of August 14, 2024, and August 26, 2024. Written replies to any such questions will be provided to all potential offerors. No oral responses regarding technical questions or interpretations of the specifications will be provided.
