Site work, renovation and addition to a medical facility in Lethbridge, Alberta. Completed plans call for the renovation of a medical facility; and for the addition of a 14,325-square-foot, one-story above grade, 200-bed medical facility.

LHA wishes to retain the services of a qualified Construction Management firm to work with the LHA, its Architect and sub-consultants on the expansion, renovation and optimization of the existing building located at 802 2a Avenue North, Lethbridge, AB. Email: ian@ianmoxonarchitect.com Cc: Joanne MacIntyre Email: joanne@ianmoxonarchitect.com The project scope includes a 1330 m2 (14,325 SF) single-storey open plan sleeping accommodation (with washrooms, storage and support rooms) addition to the existing building. The existing building is to undergo interior renovation work to optimize client and staff program spaces. Site improvements are secondary to the goal of providing increased sleeping capacity to the shelter. The current project schedule has construction activities for phase one starting in as soon as possible and completing December 11st, 2024. The new facility is to be occupied and ready to accept clients as soon as possible ideally before winter temperatures arrive. The design of phase one will be based on steel frame construction that can be either factory built or site built depending on availability and market conditions at the time of tendering. The foundation system will be concrete strip footings with poured in place concrete foundation walls. These project deliverables and approaches will be reviewed and confirmed with the successful CM once they are engaged and form part of the project team. The project will be in two phases: Phase One - a new single-story addition to provide more sleeping space complete with washrooms, storage, mechanical space and site improvements. Phase two - an interior renovation of the existing facility to optimize and reorganize the various activities and services for clients and staff. This building (facility and land) has recently been purchased from the City of Lethbridge by the LHA and is managed and operated by Blood Tribe Department of Health. (BTDH)
