The King County Housing Authority (KCHA) will accept bids from qualified general contractors to furnish labor, materials and necessary equipment to perform the following: SCOPE OF WORK: MUNRO MANOR ROOF REPLACEMENT Munro Manor located in the City of Burien was built in 1970 for an elderly population; it is comprised of 60 units with a structural brick exterior and approximate square footage of the roof surface is 14,000 square feet. The new roof assembly will include the following: Removal and reinstallation of selective of mechanical turbine vents. Raise mechanical and vent curbs as needed to provide 8" min clearance to roof membrane. Extend ductwork, electrical conduit and gas piping as needed to accommodate new curb height. Removal and replacement of existing fall arrest anchors. Remove existing coax cable from PVC and reroute with new PVC conduit. Install new roof edge curbing and tapered insulation. Remove existing fascia. Seal vent space with spray form. Install new Hardie fascia board at edge of roof and deck canopies at locations that receive new gutters. All Hardie will be pre painted prior to installation. Install new gutters and downspouts and connect to new conductor heads. Install new single-ply roof membrane system and flashing. Install new boot flashing around all pipe penetrations. Install walk off mats. Install new safety guardrail. Prep and paint existing roof hatch and roof door. Prep and paint existing fire standpipe and install rubber sleeper blocks. At 1:00PM bidding will be closed and no further bids will be accepted. g. Bids received on or before 1:00 PM will be opened and read in the presence of one or more witnesses which includes KCHA staff (project manager, project specialist and a department manager). h. Bids will be tabulated and bidders notified by email of the bid results. **NOTE: Contractors have the option to mail in bids, but bids must be received by the deadline of 1:00PM. KCHA does not recommend mailing in bids due to possible complications or difficulties that may arise with the mail delivery.
