This Statement of Work outlines the scope of the renovation project for Building 253 of the Commonwealth Challenge Youth Academy. The project involves addressing structural issues, replacing flooring, and performing various improvements in the specified areas. This contract will be awarded on a Grand Total basis and is a Small-vendor set-aside. This does not guarantee micro vendor's any additional consideration beyond what is required per APSPM Project Scope of Work: 1.Content Removal and Storage: - Empty the foyer entrance area of its contents. - Safely store removed items on-site in designated areas within the building. 2. Containment and Protection: - Block off the hallway leading out of the foyer with plastic barriers to minimize the spread of dust and debris during demolition. 3. Demolition and Investigation: - Demolish the existing floor in the foyer down to the structural framing to identify the cause of the current structural problem. 4. Structural Repair: - Replace all damaged floor joists in the foyer as necessary. - Install a new girder supported by cinder block piers and foundations where required. - Install wood blocking as needed for structural stability. 5. Termite Extermination: - Engage a licensed exterminator to treat the area under the building(subterranean) for existing termite infestations. 6. Subfloor and Flooring Installation: - Install a new plywood subfloor in the affected area after the structural repairs are completed. - Prepare the subfloor and proceed to install new Vinyl Composition Tile (VCT) flooring in the foyer at the front, side, and back entrances. - Install new carpet squares in the renovated area. 7. Carpet Replacement: - Remove existing carpet squares and cove base from the lower deck entirely. - Install new carpet squares in all areas that are not covered with VCT with a new cove base (heavy duty rubber). 8. Stairwell Enhancement: - Install new rubber treads on the stairwell leading to the upper level for improved safety. (Heavy duty /rubber) 9. Interior Finishing: - Paint all walls and trim on the lower deck and in the interior stairwell. 10. Occupant Accessibility: - Ensure the safety and accessibility of building occupants throughout the construction process. - Provide alternative entries and exits for occupants as the work progresses. 11. Scope Extension: - The scope of structural work is initially limited to an approximate 20 feet by 20 feet area in the foyer. - If additional structural issues are discovered that require further work, an additional estimate will be provided before proceeding. 12. Manipulation and Adaptation: - Make necessary adjustments or adaptations during the construction process to accommodate unforeseen challenges while maintaining project goals. MANDATORY PREBID/PREPROPOSAL CONFERENCE: A mandatory Prebid conference will be at 10:00 A.M. Monday 19th of March, 2024 at BLDG 253 C Street, SMR, VA Beach, Va 23451 The project will be required to start within 5 business days after award. Project MUST be completed and fully invoiced No Later Than June 5th, 2024. The Agency has as funding requirement to have this project completed by this date. Extension will not be entertained.
