Renovation of a multi-residential development in Bay City, Michigan. Completed plans call for the renovation of a multi-residential development.

This project proposes to remove and replace the floor covering at Smith Manor, a senior/ disabled housing development owned and operated by the Bay City Housing Commission (BCHC), Bay City, Michigan. Remove VCT and replace with LCT on the 2nd, 3td, 4th and 5th common area corridors and refuse rooms. Remove all VCT from the 2nd, 3rd, 4th and 5th corridors and trash rooms and replace with new Luxury Vinyl Planks (LVP). Each floor is the same area, a drawing is included with the approximate square foot calculations from our last flooring replacement in 2007. We recommend interested vendors to confirm qualities with their own measurements. Bay City Housing Commission reserves the right to reject any or all proposals, to waive any informality in the quote request process, or to terminate this quote process at any time, if BCHC determined it is in its best interest. Voluntary Alternates. Bidders may submit voluntary alternate bids for procedures, materials or equipment that produce savings for the Owner. Each alternate is to be accompanied by shop drawings, specifications etc. The Owner may award this contract taking into account any or all alternates received. Any voluntary alternate bid submitted may be used to the benefit of the Owner even though the bidder submitting the alternate bid may not be awarded the contract. Site Access and Tenant Notice. All work shall be performed during regular business hours Monday through Friday between 8:00 a.m. and 4:00 p.m., excluding official Housing Commission holidays. Advance notice of at least 48 hours to our tenants is require because all apartments are occupied and our lease requires tenants receive advance notice of any flooring work. If the Contractor has a "claims-made" policy, then the following additional requirements apply: the policy must provide a "retroactive date" which must be on or before the execution date of the Contract; and the extended reporting period may not be less than five years following the completion date of the Contract. Event Bid notes: All email submissions must be followed by a signed hardcopy within three business days.
