Renovation of a multi-residential development in Roberval, Quebec. Conceptual plans call for the renovation of a three-story above grade multi-residential development.

The project consists of making the building compliant in terms of fire protection mainly by adding a sprinkler system throughout the building. Initially, it will be necessary to revalidate the classification of the building at the level of the Building Code. To our knowledge, the building was considered B2, during the redevelopment of the 2nd floor in 2018. And, if necessary, include in the project the necessary corrective measures to comply with current standards. Secondly, design a fire protection system for the entire building including the addition of sprinklers on all floors, including the basement. The system must comply with current regulations. In the event that the existing fire protection system is not compatible with the new equipment to be installed, it must be replaced and included as part of the project. The water supply to the building is the original one via a 6" cast iron pipe approximately 420 ft long and a drop of +45 ft, between the city network and the exterior of the building's foundation. building. This is divided into a 6 in. branch supplying a hydrant and reduced to 2 in., for the domestic water inlet of the building. Obviously everything must comply with applicable standards while respecting the normative frameworks of the MSSS for this type of installation. In order to respond to the clinical particularities of users, levels RC, 1 and 2 will be protected using a pre-action system with tamper-proof institutional sprinkler heads (prison type), while the basement will be protected by a underwater system including all the required accessories. In the event that it would be advantageous to extend the pre-action system to the basement, the use of standard sprinklers is sufficient for this floor only. Architecturally, all of the ceilings in the RC, 1 and 2 spaces must be replaced by prison-type ceilings with access hatches, lighting fixtures and other accessories of the corresponding category. The system must be zoned by floor. This project will be carried out in phases, as the building has four floors, including the basement, the phasing of the work must allow completion in four phases, i.e. one phase per floor. TIMELINE: Request for proposals for architectural services to complete design and conduct construction surveillance is closed. Reference number: 1824672. Proposals have been deposited and are under review. Further update in late April, 2024.
