All other solicitation requirements remain unchanged.** Metro is seeking a qualified developer to ground lease, design and construct a mixed-use / residential development on 1.12-acre property located at 4812 and 4880 Minnesota Avenue NE ("Site") in the historic Deanwood neighborhood of the District of Columbia, adjacent to Deanwood Metro Station and a planned 20,000- 25,000 square foot District of Columbia Public Library ("DCPL"). No existing surface parking or other transit facilities need to be replaced or included as part of the joint development, which can accommodate up to approximately 275,000 square feet of buildable area. Surrounded by parks, abundant trails, and a modern recreation center, Deanwood is attractive to individuals and families looking for a safe and vibrant community. The Site is a short walk to Marvin Gaye Park, the longest linear park in the City, as well as a short drive to the nationally-renowned Kenilworth Gardens and their waterlily ponds. Located directly adjacent to the Site, the Deanwood Recreation Center features modern family amenities, including a rock-climbing wall and indoor aquatics center. DCPL has committed $24,000,000 to build a new state of the art library at the Deanwood Metro Station by 2028.
