Site work and new construction of a mixed-use development in Williamsburg, Virginia. Completed plans call civil work for a clubhouse / community center and theater / auditorium.

The project is generally described as a 23,000 SF, 295 Seat Preforming Arts Theater. As of March 25, 2024: Bid Notice: It has come to our attention the Community Center documents are incomplete. The Designers are working towards issuing updated plans and specifications. All Millwork/Casework Trade Partners should pause proposal development efforts and stand by for the updated documents. All other scopes of work please continue to review the current set of documents and forward questions to Gary Kelley gkelley@wmjordan.com. A set of Permit Drawings dated February 28, 2024, along with the Project Manual (Specifications) dated March 5, 2024, are available in W.M. Jordan's electronic plan room. Please note the Designers have not made final finish selections so with the exception of Gypsum Board Assemblies there are no finish specifications included. Additionally, the Theatrical Consultant has not completed their specifications so there are no specifications for scopes of work such as Seating, Rigging, Stage Floor, Stage Curtains, Performance Lighting, and Audio-Visual. The missing specifications will be released as an amendment once issued by the Design Team. All proposals, for the balance of scopes specified, shall clearly outline the scope of work represented by the proposal and be in accordance with the bid documents. Where specific products have been identified, proposals shall be based on the identified product (no substitutions). However, substitutions may be offered as a Voluntary Alternate. Consideration will also be made to any Voluntary Cost Savings proposals.
