Renovation of a detention facility in Eagleville, Pennsylvania. Completed plans call for the renovation of a detention facility.

The Montgomery County Corrections Facility (MCCF) Priority 1 Scope of Work includes (3) types of roof work: Roof Replacement at (2) areas and Roof Restoration at all remaining roof areas, all deemed to be the highest priority by an earlier Roof Assessment Report. 1) Operations Roof 2: Replacement of Modified Bitumen Roof - This roof contains wet insulation and is beyond restoration. The replacement system membrane will be coated with the Restoration System (Coating). Approximately 1,600 S.F. +/. 2) Medical Recreation Yards M2 and M4: Replacement of Inverted Roofs - Approximately 2700 SF +/-. 3) Roof Restoration (Coating) of Modified Bitumen Roofs (All remaining Areas) - These roofs are still in appropriate condition - with areas of wet insulation to be removed and replaced with the replacement system membrane prior to the Restoration System (Coating) being applied. Approximately 35,000 SF +/-. Collateral Work associated within the Roof Areas indicated above includes but is not limited to the removal and replacement of rooftop ductwork, the removal of abandoned rooftop equipment and infill of the deck openings, and the addition of (1) roof drain and (2) scuppers. Other work includes masonry repointing and the replacement of masonry control joints. Each Contractor shall employ his workers for overtime work without additional cost to the Owner if required to meet the completion dates. Performance and Labor and Material Payment Bonds: Contractor shall provide Performance Bond and Labor and Material Payment Bond, each in amount of 100% of the Contract Sum before Award of the Contract. Contractors can anticipate Notification of Intent to Award of the Contracts on or about May 15, 2024, with Notice to Proceed on or about June 1, 2024. Project Substantial Completion: October 19, 2024 On site work shall commence on or about June 11, 2024. Project Final Completion: November 19, 2024. Substantial Completion of the Project (issuance of Certificate of Occupancy) shall be 140 calendar days from the date of the Notice to Proceed and shall be fully complete to the satisfaction of the Owner and Architect on or before one additional month. Liquidated damages provisions shall apply to the substantial completion date for the entire project as follows: 1. General Construction Contract - $1,000.00/cd 2. H.V.A.C. Contract - $250.00/cd The Owner reserves the right to occupy and to place and install equipment in completed areas of the building prior to Substantial Completion, provided that such occupancy does not interfere with completion of the Work. Prime Contracts are separate contracts that represent significant construction activities performed concurrently with and closely coordinated with construction activities performed on the Project under other prime Contracts. Prime Contracts for this Project include: 1. General Construction Contract. (Roofing, Plumbing and Electrical) 2. H.V.A.C. Contract. Prime Contract Work: Each prime Contract can be summarized as follows: The General Construction Contract includes architectural construction within and on the buildings, plus other activities traditionally recognized as general construction; plumbing systems, including all equipment and accessories for complete and operating systems within, and on the buildings, lightning protection, wiring components for complete and operating systems within the buildings. The Contract Packages are separate Prime contracts that represent construction activities performed concurrently with, and closely coordinated with, construction activities performed on the Project under other Prime Contracts. The Contract Bid Packages include providing all of the work indicated on the Drawings and specified in the Project Manual, not necessarily limiting it to the following Contract Bid Package breakdown listed with related Specification Divisions/Sections and Drawings. Questions received less than seven days prior to the opening of a bid or proposal may not receive a response.
