Renovation of a mixed-use development in Troy, New York. Completed plans call for the renovation of a 6,870-square-foot educational facility; and warehouse / distribution facility.

Work under this Contract may generally be described to include, but not be limited to the following: Procurement and general requirements; alteration of the existing Warehouse Transportation building to an educational facility which includes but is not limited to interior reconfiguration of partitions and doors, exterior door and window replacement, facade recladding, entrance canopy addition, minor site work, and all other work and related materials as indicated on the Contract Drawings, as specified herein, and as required for the complete and proper execution of the Work. This outline is a general indication of the requirements of this Contract and is not intended to be all inclusive. The complete Contract Documents in their entirety, to include any and all addenda, form the basis of the responsibility of this Contract. Each contractor is advised that the specification sections in Division 01 - General Requirements apply distinctly to each Prime Contractor and the balance of the technical specifications apply to each Contractor (as appropriate) for the accomplishment of his work. All work of this contract shall be coordinated with other Prime Contractors involved in the project. All work shall additionally be coordinated with all other activities, construction, or others at each site throughout the progress of the work of this project. Owner Rights: The Owner further reserves its right to disqualify bidders for any material failure to comply with the Information for Bidders and General, Supplementary, and Special Conditions. The Owner reserves the right to reject any or all bids and to waive any informalities or defects in such bid either before or after opening. Bond Notes: Bid security shall be in an amount not less than 5% of the base bid or not less than 5% of the sum of base bids where such base bids may be considered cumulative. Such checks will be returned to all except the three lowest formal bidders, within three working days after thef ormal opening of bids & the remaining cash or checks will be returned to the three lowest bidders within 48 hours after the Owner and the accepted bidder have executed a contract. If no contract has been so executed within 45 day safter the opening of bids ,bid security will be returned upon demand of the bidder at anytime there after so long as he has not been notified of the acceptance of his bid. LIQUIDATED DAMAGES FOR FAILURE TO ENTER IN TO CONTRACT: The successful low bidder,upon his failure or refusal to execute and deliver the contract and required bond sand insurance within 15days after he has received notice of the acceptance of his bid, shall forfeit to the Owner, as liquidated damages for such failure or refusal ,the security deposited with his bid
