Demolition, site work, new construction, renovation and addition to a mixed-use development in Waterloo, Iowa. Completed plans call for the addition of a 250,000-square-foot educational facility; for the demolition of a educational facility; for the renovation of a 52,000-square-foot educational facility; for site work for a playground / park / athletic field; educational facility; and for the construction of a educational facility.
Waterloo Community School District (WCSD) is seeking statements of qualifications for Construction Manager at Risk (CMaR). The request for qualifications is part of a competitive selection process to engage a CMaR firm to provide services for construction at Central Middle School. The work will repurpose the building to serve as a single comprehensive high school for WCSD. The scope of work includes two additions totaling approximately 250,000 square feet, and approximately 52,000 square feet of renovation to the existing school. Additional work includes development of a 30 acre site across Katoski for athletic fields, and other district needs. The plans for approximately 240,000 sf of new construction. This includes approximately 100,000 sf for new athletic facilities, 70,000 sf for a two-story classroom addition, a 850 seat auditorium, 18,000 sf of specialty classrooms, new kitchen facilities, a new student commons and support space as needed. The Renovation area includes approximately 57,000 sf in areas of the building that havenot previously been renovated. Site work will include new or updated practice fields, expansion of parking lots, new drive lanes, utility work and stormwater management. The 30-acre site across Katoski Drive is planned for the development of athletic fields and curriculum based agricultural land. Design work is near completion of Schematic Design. Construction is intended to commence in the Spring of 2025 and be completed by March 2028. The school district intends to occupy the building as its single High School when school starts in August 2028. The preliminary construction budget is currently $135,000,000 including work on the existing 60 acre site and the 30 acre site across Katoski Drive.
